Go to either your sheriffs dept or court clerk depending on your state and file a "notice to quit" It will be served on them and upon service they will have 10 days to vacate. thats the legal way..

I assume by your comments, that they where on a month to month lease, for if it was a year lease, the lease goes with the property and you can not evict, but if they have not paid rent in two months then it does not matter if month to month or year they are in violation of the lease by refusing to pay the rent
your only recourse at this time is to file for evicting at the county clerk office for non-payment of rent, to get them completely out it may take three to four weeks the whole process so get going and file, does not look like they will be out in three days

Notify your local law enforcement. They have been served due notice to vacate. I trust you have the written notice and hopefully a receipt for notice of service. If so the police can forcibly remove them from the premises. What their financial problems are are not your concern. Besides, if they already owe you back rent, you have further reason to evict them. File a complaint and be done with it - get rid of the deadbeats -- now.

You should have forced this sooner. Eviction can take time in some areas. I would speak to the local Sheriff's Dept., but you will probably need an attorney. Do you have an attorney representing you in the closing? If so, talk to them.

Legal eviction , signed by a judge. Then when they are served , they will be given a short amount of time . after that dated if they are not out, contact the local law enforcement. they will remove them at that time . And all there stuff now belongs to you . Sell it , or give it to goodwill.

Did you get a lagal eviction notice? If so, all you have to do is call the police and they will go with you to get the people out of your house. They are being rude to you so you will probably have to be rude to them. If you didn't give them a legal eviction notice then you may have to go to your local courthouse to get one.

YOU EVICT THEM!!! unfortunately, many people will not close on a property if they cannot take possession immediately, which means you have to evict these people or get them out ASAP, and then close. talk to the attorney who will handle the closing, and see what they suggest.
