we bought a fixer upper that is not finished,the same appraiser is coming out one year later to reapraise and im so scared of what might happen since we didnt get done. we are getting a 100% loan on the house.what will she be looking for? thank you teresa

Ive been reading a few real estate books here and there on investing, I understand it for the most part. When they touch basis on Depreciation and such, I get confused they say you can depreciate the land, building, and things like the pipes and wiring. Can anyone who invests in real estate, understands depreciation, and who uses it kindly explain it? Please can example(s) be presented?

For a 54 year old, single retired person with only a $1200 income each month to cover rent, food, Rx, etc. to live? Preferably someplace warm. I have close to 25k savings also. Two ex-wives pretty much emptied everything else.

I live in a small town and have looked at a few houses. Ive looked at one I really like and they are asking $86,000. How much less is normal to offer. I know there are always things to consider with the house. Year built, roofing etc. With all that aside, how much do you take off when you put in an offer on average. Ive never bought a house before. I don't know what to do and my realator says she will never tell a client how much to offer.

I recently qualified for a townhome, I can't wait to move but of course we have a thirty day close. Wich lands on Aug 14th. I currently live in an apartment and I really am not sure what to do. I have to give a thirty day move out notice, but what if this deal falls through? I would love to pay half of the rent instead of the whole month but I don't want to end up homeless?

I've just read an article that even after foreclosure the loan company can still sue you for non payment even if you lost the house. Plus the IRS can tax you on the difference if the loan happens to be a "recourse" loan. I've never heard of a recourse loan. And is it true about going after you for non payment

I moved out of my apartment May 24th and still have not recieved my security deposit. My lease says the landlord shall return the security deposit in "reasonable time." As I understand it, her husband is an attorney therefore the lease is very secure. Anyway, I (and my roomates) have contacted her several times already. She responded the first time stating that the checks would be mailed the week of June 11th. She lives in Texas so I gave it more than enough time to arrive (over a week) and it still hadn't come. I then emailed her again and she said that she had just recieved our last water bill and she would send the checks along with copies of the water bill after processing that. (For our last water bill, which gets sent to her, she deducts the amount of the bill from our sec. deposit which was agreed upon at a previous time). Anyway, that was almost three weeks ago. It seems that she keeps making excuses, is there anything I can do because contacting her is not working.

Will there be any financial obligation left for me after I enter into foreclosure? A PMI(private mortgage insurance) is embedded in my mortgage payment, which will protect the lender in any differentials. Therefore I do not think I will have any obligation, including additional financial obligations, to any party. Am I right?
In addition, what will happen to me once I enter into foreclosure? I mean, on the top of being kicked out of my place.

I have heard that in order to find people whose homes are in preforeclosure, you must go to the courthouse and search the records...I live in NC, so what is the name of the records that I would have to look for? I just want to know in advance so I wont go to the courthouse looking like an idiot....

I found someone to rent my house for six months then they are going to purchase it. My boyfriend is on the mortgage but doesn't know that i don't want to be with him anymore. He does know that i want to move and he thinks he is going with me. Should i make him Quit Claim deed the house to me so that he can't mess with the people that are going to buy the house from us? i am scared that he will try to make the break difficult for me. I am trying to resolve the issue without ruining both of our credits but he won't see it like that.....he told me he would kill me if i ever left.....so i am trying to make a clean break.
