A lady I worked with offered to help us rent out our house while we were living overseas. We sent her a contract to sign, but she refused to sign it saying, she was just doing to to help us out, and that she would not charge us. We accepted her help because we were desperate and now living overseas. She managed to get us renters, but never sent us a rental aggreement, a signed lease, or anything. She always sent the rent to us very late, and did not do anything we asked as far as direct deposit, or collecting fees. We finally had enough, and decided to sell our house. She became upset with us, after we had Century 21 take over the property management. Now, she is saying we owe her money for services she claimed she did. She hasn't sent us any notification that she did any of these said items, other than make up a list of things on her computer. She actually put a lien on our home saying that we owe her. These are false claims, and I want to send some kind of burden of proof.?

even though before we were told our credit got approved and was invited to sign a lease with them,the landlord said she wasn't replacing the carpet.
when i sign a one year lease could i request the carpet to be replaced?the "dusty rose"color walls in the living room only to be painted back to white just like every other room?to request one new applicance(either a new fridge or a new stove) like all the other units that we viewed? also if u ever been in hotel rooms,they have a box usually at the end of the room,which is located next to the balcony window, where u turn the flap upwards and there are controls for warm and cooling temperatures.well we saw one of these in the apartment unit but the manager told us there was no A/C and also we cannot put a regular A/C because there is not A/C sleeve and the windows go vertically.also the place had had a sign outside saying 1 and 2 bedrooms available and when i asked about 2 bedrooms they said there's none left-so why would they advertise it

It's listed at $64,900 and it's nice for a starter home. The only issues are that the deck needs fixing, needs a new driveway, and some other stuff.

Should I assume they've already reduced the price of the house and just ask 64,900? Or shold I go lower and ask, say, $57,900?

What's the general rule for offers?

Evidently I had an appraiser who worked for the lender and not the customer when I purchased my home. It was overvalued by at least 40K. I'm trying to refinance now, and can't get the value I need. I would even accept being able to go back to that appraiser, just so I can get a high appraisal. Does anyone know of a company who appraises homes based on the Harris County appraisal districts appraisal??

this is very important to me to find out . in the house that we are renting , we were having trouble with the breaker box . we couldn't have a dryer on because the electircity kept shutting down . several times even with the microwave , it would cut all electiecity off . we told the landlady about it and she said ok , we'll see what we can do . the breaker box was a very old one . we have lived here for an year and a half , no complains even though we needed better screens on several windows. a man was send to paint the outside house , only did partial cause he was always drinking beer while painting and it was never finished . still we did not complain . i've heard , i'm not to sure that landlords whether it's renting a house or an apartment , has certain amount of money a year to do repair in the tenants house . what we did was replace the breaker because we were afraid that it was fire hazzards and could cause fire . after telling the landlady not once but twice , she not doing

The lease states if the tenant has a breach of contract the earnest money will become security deposit. Other than that, no early termination clause. Does this mean I have to pay the remainder of the term? Is there a loophole because I'm scared to remain living there?

Our landlord has sent us a letter giving us two months notice to leave, which means we have to get out of the house on September 10th, 10 days before our lease is actually up. However there's a house just up the road we can move into in a couple of weeks, but we don't want to have to pay rent on two properties (they won't hold the new propery until September for us). My question is, if the landlord has sent you notice that they want to terminate your lease early, are you entitled to leave the house before the expiry of the two month notice period and not pay rent after the date you leave, or are you still liable until the end of the landlord's notice period? In essence, as they've now changed the terms of our lease, can we change them too?

I was looking at apartments and condos for rent and came across a really nicely renovated condo...it used to be a pretty run down apartment, but anyways they were renting and gave the option to buy. this offer came from the owners of the entire building. they were very pressing about us buying the unit rather than renting. but anyways, they asked for $20 for an application and also the full amount of rent as a deposit when we put in our application, which kinda surprised me, because all the places i ever was interested in they never charged for an application fee to rent, nor did they ask for the full months rent as deposit due with the application. u always put the deposit after u got ur credit check and application approved. anyways i thought it was weird, thought maybe its a scam and they wanted 20 dollars per application, when no other place in my city did this. I am a first time RE investor. I want to buy a house that is in a stable to good neighborhood in Indianapolis. I want the home to have some issue (ugly to the bone, foundation problem) something that is fixable but not catastophic. I want a deal 20-30% below market value. With alot of work on my part and some money, I hope to get 15% out of the real estate transaction. Any advice or success stories about transactions of this type? I am interested in your experience.
