Read your lease, mine states a $400 fee for beaking the lease and must pay remainder of lease until the end or someone rents the apartment.

NO. Most apt. complexes do not not allow sub lets either. You will most likely forfeit your security deposit and pay the rent on the apt. until it is re rented.
Think of it this way. If everyone that found a great deal on a house, got a job transfer, found a better apt. cheaper and closer to work, got married and spouse owned a house, you inherit a house, on and on and on and on..............WHY sign a lease?
There would be no way to keep people from moving every month
to a different place. In between tenants the apt. has to be painted and cleaned for the next tenant. This is why you can't break a lease.
As for the person that said run your credit report first will not work either. THEN the manager takes you to small claims court to sue you for the money. If you don't pay you will find your wages a bit short when they take it out of your paycheck.
If you have your Realtor or mortgage broker call to attempt getting you out could be worse also. Most of the time they have an attitude and it just pisses the manager off and they still say NO. Which makes it more difficult on you. Your only hope is go talk to your manager and explain your situation. If they have a wait list, they might just keep your deposit and let you out of the lease. Never hurts to ask. Or if you have a qualified person that will sublet.

Put pressure on your real estate agent. That is their job. Tell the agent that if no lease broken to your satisfaction, then no sale. Many times, the landlord can be persuaded beyond the terms of your lease. Be optimistic!
No real estate agent? Talk to your landlord or building manager directly. Do not be afraid of asking to get their answer. Bargain with them.
If you are real noisy and annoy all your neighbors, then you get out easily. However, if you have children living with you then that is obviously not an option.

how long was your lease renewed for? ask your realtor or loan officer? sometimes it wont affect your credit if they run it before you buy. besides sometimes the process takes a while to get everything done and maybe your lease will be close.

Read your lease, you may have to sublet it. Talk to your landlord, most of the time there shouldn't be a problem.
