Does the owner still have the right to take back the property so he can sell it and pay the bank off?

The building has 6 units and is on the beach. The tenants frequently have guests over and children who run all around the beach and the building. I'm concerned that someone may trip or get hurt and sue! What can I do to prepare?

Is it legal, in Texas, for a person who is not a real estate agent or the owner to write a contract for the sale or lease of real property, building, home, etc. I am aware of a person who is neither owner or a licensed real estate agent who has prepared a lease agreement and the wording in the contract has caused the Leasee loss of money and many problems. There is one requirement to be fulfilled by the Lessor that hasn't been fulfilled. Unfortunately, there is not a time factor for this requirement to be completed but from other wording in the contract it could be considered a "contract by assumption". This is a matter that is curcial for a friend and I would GREATLY appreciate and answer as soon as possible. Thank you, jam2735@yahoo.com

My fiance and I are going to move in toguether into her house, We are going to get married on the 5th next month.. Well I Lived In the apt for 3 monthns. and I finnaly decided to brake the lease. I had no choice, and In the contract sais that I would have to pay Fees, and other $$ - total is around $1,600.00 , and I dont have the money to pay it - because I'm paying the IRS monthly payments. Now about the IRS I'm really scare of those guys!- whats the worst that could happen? I already gave them the keys, with $12.00 check for the water bill, and the apartment is very clean. One thing they made me mad about tough was that when I moved in , the sink was Moldie and very nasty! they took like 2 months to finnaly change the sink, but they left a hole for a part missing of the sink for the water hose. I took off and they still didn't finish the job. Well anybody has any words? Thanks

A relative is doing a 1031 exchange on an investment property into another investment property. It is a house I will be living in and will eventually get the entire property. My question is this: Can I take out a mortgage in my name, on a 1031 exchange property that is not in my name? If so, does it have to be an non-owner occupied loan?

When I leased this house a year ago (brand new home), the landlord stated in many emails (which I still have) that the backyard landscaping would be done, at his expense. He had a patio put in, but they left huge chunks of concrete in the yard and never came back to finish up, and they ruined the underground watering system at the front of the house near the side fence. The owner was notified over and over about this. The concrete is too big for me to move and I'm not paying to fix the mess they made.

The yard is a total overgrown mess, I've never been able to use it in ANY form, which I estimate to be about 20% of the property.

I'm getting ready to move. My lease states that I am responsible for yard upkeep, which I have in the front yard (which was ladscaped by the builder), but not the backyard.

Will this come back to bite me in the behind, or do I have legal rights, with the copies of emails, etc., that I was/am not responsible for the yards condition. THANKS!!

but allways made the rest of them on time,and iam adding 50 dollars extra to each month after that to catch up,now i have to miss another one.other then a bad credit mark.can they forclose on me or will they just extend the loan out with higher interest.if i keep making the rest on time with out missing any more?

I had already went to many different seminars, but I still could not do it. The seminar taught the basics, and their mentors screw me with lots of $$$. As a result, I went into debt. Please help because my dream is become financially independent.

I really would like to get into real estate investing. However, I do not have a mentor. I wish I knew someone who started with nothing and now is a productive real estate investor. I see info out there about becoming a real estate agent but nothing on how to become a real estate investor unless you read books which I have. I just think it would be so much more educationally informational for me if I worked with someone one on one. Can anyone assist me? I appreciate all answers. Thanks guys!

Our house was foreclosed upon this month after late payments due to an extended illness. We have a mutual agreement with our lender, who purchased the note, to move by mid-August. The realtor who will handle the sale of our home said that he would provide a good reference letter to help us find a home to lease.

We are in Texas. Will we qualify for leasing a home within our means with this foreclosure on our record? On the common Texas Leaser's application, I see questions asking about if there was a foreclosure or eviction.

Each of us has steady employment (9 and 10 years as a teacher and hospital worker, respectively) and great references. Our monthly gross income is 5200. with only one loan payment of 350./mo.

The houses we are looking at have management companies handling the application. Is there anything we can do to increase our chances of qualifying to rent? I thought about writing a letter and including a pic. Or, is there not a chance because of the foreclosure?

I just listed my home for sale on the MLS (in Colorado), and I was wondering when do I start shopping for title insurance? Do I start calling title insurance companies now? Or will the title insurance companies require me to have a purchase agreement first?
