Yes. But it's not all that simple.

You must occupy the land continuously, openly, and notoriously for at least 10 years in MS without the permission of the property owner.

In most states, you also must pay the real estate taxes on the property. If the true owner is paying the taxes, you cannot claim title through adverse possession no matter how long you occupy the property. Obviously, if nobody is paying the taxes, the state will take title and sell it off for the unpaid taxes so there aren't very many claims of adverse possession these days.

As you may have seen, there are many different restrictions and rules that you must follow in every state since it's a bit different in every state.

Generally speaking it is not that easy as it may seem but it is possible BUT not likely!
