My friend is an agent and is really sweating me about this. I am selling my house and she wants to get a referral fee from the agent I am using but I found him on my own. I don't mind doing it if it is customary, but I don't want to be bullied if it is not.

My finace and I are about to get married. I just graduated school and he's between jobs. Our family is scattered throughout the US and we want to move, but have no idea where we want to go. We have no attachements and no responsibilities to anyone besides ourselves and I'd love to take advantage of this time in our lives to find somewhere awesome to live, because we could virtually go anywhere. I love the coast but it's too expensive, and he wants to go to school so we need to be near a University. We've considered Tucson, AZ and Southern Cali, but we're not big City people. Any suggestions of places we should look into?

Should I complain to my land-lord peaple? They have been nice to us, and they always turn it down when i ask, but I recently told them that that was it- we were going to complain next time, and she said "we pay this rent to do what we want", and then she complained about my 3 small children running and stomping around- which we try to monitor by the way, but my 4 year old son forgets this rule alot- what is your advice? They play it about twice a day, and it shakes our floor, and I can't think of anything, or do anything until it's off, or I leave the place.

Any finance tips would be appreciated as well, but I am specifically interested in your 'quality of life' type answers.

Some people I talk to say they would "never want to be a landlord" and others think it is the best way to make money.

I would employ a management company to be the point of contact with the tenants and am strictly looking at it as a finance business.... ROI all the way.

Any "Do it!" or "Don't do it" recommendations? Why? How has it affected your life, for better or for worse.

Attention real estate experts! I have made a $1,000 earnest money deposit on purchase of a twon house in VA. Six weeks have passed and tenant has not moved. Social case worker had not found another Section 8 (subsidized rent) residence for her.and is on vacation. How long must I wait before I am justified in canceling the deal and having my $1,000 returned? Or must I wait indefinitely at the mercy of the Section 8 tenant? What is the seller's responibility.

I have tried just putting our message in to type but no one reads it no matter how big I make it. I have used sitepal's animated character to great sucess - but it loads way too slow anymore, so I switched to an almost instant audio. I live in the Metro Atlanta area and I am wanting to move to a more rual area near the Alabama state line. The areas of Carrollton, Whitesburg, or Bowdon. Do agents ever consider a swap of near of equal value? There is no morgage owed on my house.

Hi, I saw a home on the MLS that I like. When I called the seller's agent to see if they would show it, they wouldn't because I didn't have a buyer's agent...can they do that? They said a buyers agent was "free" so I should get one, but I explained that the price is always 3% higher to cover that commission. I thought their job was to sell the home and I'm a preapproved, 20% down, no home contingency buyer! Any ideas on how I can see these listings?

I have moved here recently and am renting now, but would like to buy within the year. I am not interested in going outside the beltway. Do you guys expect these outrageous prices to keep at their level (if not higher)? Where can I buy a three or four bedroom, two and a half bath, in good shape, for no more than $600K, close to public transportation, or is that delusional? I really like the city better than the burbs.

My lease specifies a 90 day notice for termination. I notified the landlord (who lives in england) by email and she responded with regrets. I'm worried that we will move out, then the landlord will say we didn't provide legal notice and try to take my security deposit for time after the email notice. I will also be sending a written (and faxed) notice but this will be about 20 days later.

Also, CA Law seems to indicate a 30 day notice requirement. Is this superceded by the lease agreement which specifies 90?
