Her mortgage advice seems to always be lacking. Though she loves to address 30 year mortgages. She seems to forget the average 1st mortgage is paid off within 39 months, either by sale, or by refinancing. She also seems to forget that we live in a highly mobile world where few people stay in their homes longer than 5 years. She also seems to give advice as if the loan being taken out is going to be her loan, forgetting that individual borrowers need individual financing. I could go on and on but I just hate to see someone give advice on what works best for them personally, and represent it as the best and/or only option for all borrowers. It does more damage than good to the folks that are trying to get into a home, but don't have her financial assets.

I have already been to court for an eviction proceeding for non-payment. I said that i needed time to find an attorney. I was unable to afford one, what can I do to prolong the proceedings to enable me time to find an apartment for me and my three children. The lawyer on the other side used to be my employer, would that be considered a conflict of interest?

I have a low wage income and need some help. Just started a new job, but my current residence is now evicted. I may have to move in with my parents for a few months and I'm dreading it :(

It's gonna take a few months to save up some $$. But I would like a studio for around $400/month.

I am married with a combined income of $125,000/yr. We filed a joint bankruptcy approximately 5 years ago. My wifes credit, while not extensive (3-4 Credit cards--nothing over 1,000 limit) is all good except for the Banko. I have not used credit in about 15 years with one exception and that was a small ($5K) loan which was paid on time.

I spent many years self-employed though I am now in a permanent position and have been for the past 7 months. My wife still contracts as I did, but may be taking a permanent position in the comming month as well. I also have an existing Federal tax lien (appx 15K).

It's not at all pretty, but would like to know from any experts in the field if they have any ideas as I am really tired of throwing away 1500/mo in rent--thanks

I was trying to refinance my mortgage, but then I decided to sell the property instead and cancelled the refinancing process. My agent first told me I would have to pay about $800 in fees for the services that had been provided, including the appraisal. Now he's telling me that the charge could be as much as $2500. I think they are trying to rip me off, but then I don't now what the typical prices are in this case.

I am looking at a home to purchase that is being forclosed on. Before the woman went into forclosure she wanted to do some remodeling. She ripped out the kitchen, all the floor covering, one of the bathrooms. I want to buy the home from the bank and I'm looking for financing right now. I'm worried the lender will have issues with the appraisal...I don't want to finance money to fix up the house just enough to purchase the home. Does anyone know of a lender that will look the other way as far as the appraisal goes?

Hello!! I was licensed in one state, moved & had to become licensed here. I've been in "the business" since mid-March. I send out 25 weekly Open House invitations to other agent's houses (I have none yet so I hold other's listings OPEN), I have business cards & a website my company provides, plus I'm building my own site as we speak. I'm very creative with Desktop Publishing & have lots of ideas, but limited cash to spend. WHAT ADVERTISING or marketing would YOU respond to if you needed services or info from a Real Estate Agent?
Postcard in the mail?
Offer of a free service?
Seeing my pretty picture? (lol, it is kinda cute, though)
Seeing my logo on the back of my jacket at the movies?
Glossy ad in a local magazine or a personal newspaper ad?
Goody bag handed to you at your doorstep from me?
What? Please list the idea YOU would buy into.
Please help. I've got to make some money to have something to show for all my hard work & knowledge. Thanks!
