Your name isn't on the property as owner, just as lender.
When a loan is paid off, you need to find your ORIGINAL Note and Deed of Trust (DT), sign the area of the DT called Request for Reconveyance. If possible, do it in the presence of a Notary Public.
You then return the documents to the Buyer who will then go to the Trustee (listed on the face of the DT) to obtain a Deed of Reconveyance.
If the Trustee is a title company, they may ask that their specific Request for Reconveyance form be signed, so your buyer may come back to you for that.
Your obligation at this point though is to sign the Req for Recon and return the original Note and recorded Deed of Trust to your buyer.

In NC, we hire an attorney to draw a deed for the buyer at the time of the sale. The sellers sign the deed to the buyers. The deed is then recorded at the court house in the county where the property is located. The buyers should assure this is done. Without it, there is nothing. Also, dont forget to record the debt is paid if your lien was recorded.

You have to transfer the deed and is normal a nominal fee for this.
I just went through this myself, but it was not a normal or typical transfer so I used the services of an attorney. But in your case that probably will not be necessary especially if all parties are in agreement, but you will both have to be present with proper identification to do this.

Call a good title company and show them the documents you have and give them closing instructions and they will handle it from there. Basically you will execute a Deed and a certificate of satisfaction. Seems like you did a contract for deed and the purchasers have performed.
