Renting & Real Estate - June 2006

I live in Phoenix, which according to CNN/Money List is a 41.9% overvalued market.

http://money.cnn.com/2006/03/13/real_estate/overvalued_housing_markets/

But looking at the list, I see there are many areas (like Dallas, TX) which are still quite undervalued. I figure it would be a good investment to buy property in those areas. I can get a 10% CAP Rate investing in Texas, which is a great rate and makes me think I can't go wrong. (I could never find that kind of return in Phoenix or California).

So my question: do you think investing in out of state real estate, in "undervalued" areas is a good idea? Or should I avoid real estate altogether since we are entering an uncertain market?

If there are any experienced investors out there, please chime in with your thoughts. Thanks!

Mine is wanting to charge me 160.00 USD for the letter, and I think that is just outrageous. I've paid for one once before and I dont think it cost anywhere near this much. This pertains to the sale of your home, you must verify that you paid all your HOA dues while living at the property. If anyone can give me some figures of what they paid, so I can tell if this is a rediculous price or about average it would really help. Right now I am steaming mad over this, b/c I probably have no recourse and will just have to pay it. I think the last letter I paid was more in the 20.00 USD range, and this just has really got me angry at this management firm.

I was told that there is property that you can own if you just pay the property taxes on them. How do I go about finding this property. One person told me to go down to the secretary of state building for a listing. Is this true?

I only make $800 a month. Is renting an aparment for half my income too much money to spend? I'm having a lot of trouble finding inexpensive places for rent and I don't make a lot of money at my job! What can I do? Most apartments in my area seem to be going for $400-$600 monthly rent. This will be my first apartment so I don't know how much money I will need for everything else like utilities, groceries, car insurance, and the rest. I'm really worried I won't be able to afford an apartment at all! Please help me get out on my own...

I live in Panama and have been asked by a client in NY to lease his house here in Panama for him. I have one week to provide my quote and do not know what is normally charged by leasing agents. One site said 10% of the monthly rent, or one month's rent. However, I will also be tasked to find renters, collect rent, furnish the house, vacancy turn-around, minor repairs etc. He is asking me what is my monthly management fee and I have no idea what to charge. Any advice from current leasing agents would be extremely appreciated.

I befriended my neighbor 9 months ago the friendship didn't work and after a couple of weeks I backed up. He has been mad about it every since. He has flooded the apartment 2 causing the ceiling to fall in in 3 places. He slamed his door so much and so hard he caused my door bell to fall off and he stomps the floors above me all the time. He does not work and is on a government assisted program so he's home all the time this has been going on for 9 months I have reported to the landlord, the CIty and the local police and no one will do anything. Even though the other neighbors are aggervated by his antics they won't complain. I am past getting some one to help at this point I want to know what I could do to get revenge. Tit for tat is where I am at now. ANy ideals.

Do you suppose there is a homeowners association and a community pool? Elementary schools and great shopping nearby? Great neighbors and crime-free?

I signed the lease 1 day ago. I have to move in the next couple of weeks and was having a hard time finding something. The leased apartment doesn't have a laundry which I really need. I've since been offered an apartment with laundry. Am I legally bound to take this apartment? Can the lessor keep my security deposit which I paid with a personal check.
