if my rent is paid by the court date can I be evicted under the grounds of non-payment considering the fact that NY state law requires that u pay your rent 5 days after the court appearance or get out...or would the eviction have to be under other grounds once the court date arrives...and can I lose my section 8 due to this situation

My Dad is disabled and on S.S. but took a small part time job to help pay for the two teenaged kids still living at home. He fell at work and now is in a workman's comp case. Unfortunately S.S cut his benefits until the case is over. That means he makes almost 500 dollar less a month than what he did before so he can't make a payment on the house and are in serious risk of loosing it. My Mom is also disabled and can't work, they have terrible credit, and no one can cosign a loan for them. Is there anything they can do at this point? They have 30 days before they finalize the forclosure...

We have been working on closing a deal on purchasing a home, but I have had some communication difficulties with the mortgage broker. We started the process on June 2 and set a June 30 closing date. The Real Estate broker called today and said the mortgage broker was just sending the paperwork to the underwriter today or tomorrow. Will we still be able to close in 8 days?

and the people who live there now are moving out the day before I move in. my move in time is 10:45am on the first and the management has to paint and recarpet before that time. what can I do if this isnt all done when I move in. (they basically have over night to do it depending on what time the current tenants move out). There are guest suites in the building I am moving to, can I stay in that if it smells like paint when I move in? what about rent?

we are selling our home because the lot is very small and we have three children, the one good thing about our home now is the mortgage payments are very low, if we buy another home our mortgage payments will more than double, but we want our children to have a larger garden to play in, but we will have to work a lot more. we don't know what to do, please any advice?

Here's our situation. We have been renting the same place for 10+ years and want to buy a small home that's for sale. My fiance gets paid cash (and gets paid enough to cover the estimated mortgage). We don't have great credit (minor flaws from probably 5+ years ago).

Obviously, I'm prepared to hear that I'm crazy for bothering. What steps should I take to improve our chances of obtaining a home? Are there any programs or loans that might give us a shot? (We're in CT, if that helps.) We have little family and we really don't even know who to talk to, so any help/advice is greatly appreciated.
