I recently moved out of the home I was renting that I found in a local publication. After my boyfriend and I had moved out, he called me and explained that there was a cigarette burn in the second bedroom (a room that was rarely used.) The carpet in this room was already in bad shape-- various stains and other imperfections (I even have pictures to prove it.) Is it fair that I should be required to pay the entirety of the costs to replace this carpet? He had explained that there was to be no smoking in the house, and we were usually pretty good about it until it got to be exteremely cold outside. There is no clause in the lease about smoking, though. Also, he claims that there were some mirror tiles that were hung with adhesive that apparantly are not coming off. Would it be overstepping boundaries to ask permission to attempt to remove and repair these myself? The security deposit was a lot of money ($925) that came entirely out of my pocket, so naturally I'm concerned.

I moved into my new apartment 4 days ago, and I signed a lease stating that I would pay $595 a month for a year. Yesterday I came to my apartment and there was a note attached to my door that said that "since my lease had renewed the rental rate had been raised. The new rate is now $605 a month." Is it possible for my landlord to raise my rates after I have signed a lease for $595 a month and only been living in the apartment for 4 days?

If new houses are built existing postmen/postwomen will have to work longer hours or more posties will have to be employed in the area. Does the Royal Mail suffer every time a new house is built, or do they just put the price of stamps up? Do the government help out? What happens?!

I read the entire book and learned nothing. Has anybody ever tried to figure out who "rich dad" was? Is anybody taxed by the government at 50%? I'd like to meet them. Does anybody rent or lease from Kiyosaki? I wonder what they tell their neighbors???

This is in regards to a private party R.E. sale without real estate agents/brokers involvment. Buyer does not want to misrepresent himself as a real estate professional, and wants a transaction at arms length. Or can any title/escrow company do this closing?

I just moved into this old apartment building a few months ago. Last month we had a bad rainstorm and a considerable amount of water was leaking from the roof into the stairwell. Again last week we had another storm and more water was dripping into the stairwell. My neighbors say that the water is coming into their apartment. The landlord always promises to fix it but never does. They're recent immigrants and I guess they don't want to make waves by going on a rent strike. Last month when I paid him the rent he said he would be going up on the roof to fix the leak, but he never did. What should *I* do? I certainly don't like to see water leaking into our stairwell, but is this situation bad enough for me to go on a rent strike? I'm not very good at confrontations. I don't know his address. I'm paying him good money for this apartment and I signed a 12 month lease with him. It's already the 5th of the month and I still haven't paid the rent. How should I handle this?

I need help. Dont know what to do. I go to look at houses so my husband and I have some idea of what we want to buy when my house sells. It just seems that everyone we have looked at that we like it sells to someone else. I dont have the money or cant get a loan till my current house sells. If mine does sell Its going to be very hard if not impossible to rent because I have 6 dogs. Im at a loss at what to do. Has anybody ever been in this situation and can give me hope. I'm selling my place, but there might be problems with the sale. Meanwhile, I have signed a sales contract on a place out of state and have put $5,000 earnest money down. I have my financing as well. I did not make it contingent on the sale of my place, however. Any loopholes to get out of it if I have to?
