what are my rights as a landlord that have tenants without a lease and refuse to move after not paying rent.
Do I have to go through the eviction process or can I just change the locks and lock them out.

Some time ago my neighbor came up to me with the building supervisor about a leak in his bathroom ceiling. A supervisor looked at my bathroom to determine if what is coming from the bath. Couple of days before I’ve noticed some water in my bathroom floor, but did not report to the supervisor. My downstairs neighbor talked to him 3 times after they came up, but the supervisor did not take any action. Now…the ceiling went down on my neighbor while he was taking a shower. Luckily enough no serious injury was done to my neighbor, but bruises on his back and arms. He called 311 (New York City hot line) and now, something is going to happen, possibly a legal action towards the management of the building. Is there something I need to do on my part as a person living upstairs? Is there anything that I might be in trouble in? No work has been done to the bathroom since I moved in and before. I believe that we have nothing to worry about? Am I right?

help...I need to sell....I dropped my selliing price 2 times..and then my neighbors dropped their's too...real estae agents say this and that ..but people will not buy...I have a lot of other debt..any advice?

Not a refinance or home equity loan. I have credit card debt and want to buy a house. Do they have loans that will pay off your credit cards, but add the amount on to your home loan?

My husband is in Iraq right now and wants to buy a house. His Dad has power of attorney. I was wondering when we buy a house we plan on using his GI bill to assist with the down payment. Will he have to be home in order for us to do that or is there a way his dad could sign for him with the POA or we could mail him the paperwork? If any one knows please advice. Thanks

I live in a apartment ajasent to my landlord.I don't pay rent as per say, I do a lot of maintainance work on the property when i come home from work and weekends. Can the landlord enter my place whenever they want and can they evict me on demand or do they have to give notice

Hubby is currently living on the property in a separate dwelling. Live in Canada (Manitoba). Need the boarder's income to feed my 2 little children. Hubby not providing consistent support. Rent is helping tremendously. Harassing the boarder every chance he can get. Threatens to kick him off because he still owns 1/2 this property. Separation not legal yet. Details are still being hashed out.

The lender told us when we wrote up this offer on this house to put a closing date of 2 weeks later, which I thought was pushing it, but now we had to sign an amendment to extend the date , to possible 2 -5 days later. And also we have not received a committment letter from the bank, which makes me worry. I hate to go this far in the process to not have a committment letter. And I said to the lender, why have we not received the committment letter, and he said the realtor has your pre-approval. But I think this late in the game the committment should be there.

Do i have to pay my landlord rent if i move out like a few days before the due date of Rent?

it's June 24 and due date is july 5 and i am most likely moving out the 1st of July to another apartment area... do i have to legally pay him the rent when i move out or what?

If you are paying the last months rent and vacating in the middle of that same month, can the a landlord in Nova Scotia Canada rent the apartment for the rest of that month and collect rent from those people as well.

We were originally to close on the 22nd but the appraisal got delayed so we had to reschedule closing. One of the conditions in the contract was that seller would complete repairs to front yard from stump removal including sod. So far nothing has been done to the yard and we close in 4 days. Is this unusual? If we refuse to sign because they did not fulfill their end of the contract can we get money back for the appraisal and inspection?

I'm ready to move out of my parents house (am 23), and the most I can afford at this point is along the lines of a 1/2 a double. It's not my ideal/dream house of course, but I only plan on being there a couple years until I know more about where my life is headed. A few people (ok, my dad, who seems to find a problem with every house I find), says it's a waste of money and I'll never be able to resell it for equal or more than I paid for it. The people who own the other half have lived there for decades and keep it in good shape, so I don't see why I couldn't get equal or more than I paid for it (since I plan on fixing it up and getting rid of a 95 year old lady's decor). Can I have some objective opinions from people who have experience buying or selling houses? I know very little about real estate! Is it worth it to buy 1/2 a double? Thanks!

After selling my house I will probably still owe about $20,000 on my home equity loan. I have no problem making the payment each month and I would like to continue on under the same terms as I have now. I am afraid that if I sell the house the mortgage company will demand the $20,000 right then and there. Does anyone know if you can just keep on paying under the same terms as you took out the loan? I.e. I just keep paying the $400.00 a month until the loan is paid off?

every now and then when i have a problem in the appartment, the rude managers always try to assume i did something wrong. i have lived here for 6 years, before they became the manager. so they say" if its your fault you will have to pay for the repair" . one time it was my garbage disposal( it was old as dirt) . this time is was the tub draining slow...well rotor rooter came out and had to go on the roof? well the end result was - hair and gunk.... so the manager says, next time i have to call them out for hair you will have to pay for it... its my fault i have hair? is that legal?
