I rented an apartment and due to losing my job was not able to keep up my rent payments so I was evicted. The eviction amount that was filed with the courts was 1 months rent of $405. I know if I apply to any apartment complex, they will decline me based on my eviction. What can I do to get back in good standings.

My current house isn't sold yet and I don't want to lose my new dream home, which the payment is due by September. Should I apply for a bridge loan or just get a new mortgage for my new home? Which one is less risky? If I get a new mortgage and I just sold my current house, can I put the cash to pay some off? Can I re-finance the mortgage and make the payment lower after pay some off?

A family member is going through a divorce where he and his wife are titled on their house. He borrowed a significant amount of money from me after their separation to have it refinished. Can he and I sign a promissory note that the amount is due me upon selling of the house - even without her signature? She doesn't want the house - and part of her divorce settlement will come once the house is sold, but she won't take her name off of the house until she gets her settlement. The added problem is that he is in failing health, and chances are, the house won't be sold until he passes. Her name will still be on the title and the divorce will probably never happen. It's a contentious situation and asking her to sign the note is out of the question. They live in Oregon.

Hi, i was wondering about selling our home, We have lived here for 1 1/2 yrs and decided we want something diffrent. We purchased our home for 85,000 and are suppose to refinance at our 2 yr dec 17th there is a prepayment penilty of 10% of purchase price.. If I want to evict my tenant for not paying rent. The state of Arizona state required the landlord to send the letter via Registered or Certified Mail to the tenant.

Why can't we use Fed-Ex for this? Fed-Ex does indeed collect a signature when the letter arrives to the tenant.

The Arizona Landlord Handbook Act states that in a court of law, only a Registered or Certified Mail letter is appropriate... SO what if I sent it Fed-Ex and recieved my tenant's signature.. The court won't allow this as proof?

Arizona residential landlord tenant law also allows the landlord to deliver the five day notice by registered or certified mail with return receipt requested.

I have 3 properties in ct that i am in the process of puting them up for sal enext week, a condo i own (no mortgage), my condo that i owe 65k but its worth 110k,and a 3 family i owe 120k but worth about 225k. I would like to buy a home in florida in the amount of 350k(i already found a home) i was wondering if they have like 40 years mortgages available down there. I am putting 20% down and more as soon asi sell my other properties. I dont have a signed contract but where can i ge thelp finding out my options ,,if i have any. I love this house. Ihope we can get it but i know i need to sell all these other things in CT before I do so. I wont move to florida till next year.

I work with adults with disabilities and I have two guys who have been looking for a place to share with two other gentelmen, mostly due to changes in state funding. We looked at a house several weeks ago and it seems great, but we are waiting for the approval from the new landlord. No one has given notice, but one of the landlords is aware that we have found something that is more ideal. He had three couples looking at the house over the weekend and the staff is worried that he will give them 30 days notice if one of those couples decides that they would like to rent it. That will be OK if they get this other house, but if it falls through, and they are given 30 days notice, what recourse do they have? They have always paid rent on time and kept the house clean and orderly. There is no reason for them to be given notice other than the fact that the owner does not want to have the house vacant. We are in Indiana.
