i need a deed to be transfered from my uncles name to my name, but i cant find any document that will allow me to do this. what document do i use and where do you find them

We relocated from CA to GA in February. When I called my landlord in march, he mentioned that he had to replace the carpet in the whole apartment which cost him $1500 (our deposit was 1150). I have since tried calling him but he never returns my calls.

The carpet needed replacing even before we moved in, so I dont believe we need to pay for it (or atleast the whole amount). Also I had requested for him to do a walkthrough of the apartment before we left and he said he never does that with any of his apartments. I researched CA rental law, and sent my landlord a detailed letter outlining my concerns, the law and the procedure for not refunding a security deposit (none of which he followed.)

I received the letter back yesterday as unclaimed? How do I proceed now.

I am looking to buy properties in Ohio to start renting, but don't know how to get credit reports on people or to find out if they have stiffed other landlords. Also, what is a good credit report threshold to use for renting? Should I go by a minimum score (say 600) or go by percentage of rent to income (say rent can't be more than 25% of their monthly income or something to that effect)?

I would like to start buying properties to rent, but need to get some forms in order to be able to lease the properties out. Going through a lawyer is so expensive and local aprtment buildings will not let me take a copy with me. I could also use a list of all the forms I might need to start out: I know I need a lease, a move in inspection, and some "past due rent" and eviction forms. What else?

HOW Can I legally obtain $50,000.00 for the down payment on the house of My Wife's dreams? I'm willing to do ANYTHING LEGAL to obtain this money to make My Wife HAPPY! we recently found a home that we wanted to buy. The upstairs was wonderful with hardwood floors and the house was over 3000 square feet. The basement was for the most part unfinished and there was not one but 2 sump pumps. My husband was like no wonder this house is so cheap I am not dealing with sump pumps. The house has been on the market for awhile and he says it is because of the sump pumps.

The lot is R-2 and there are 2 houses on the lot. both about 1,400.sq.ft both 3 bedrooms. houses are in fare condition. cross strees are Carson and Crenshaw between Sapulvida and Carson.

Got a temp roomie 6 months ago, he’s moving out, I told him we need to split all the bills that I paid before he leaves, (I do bills every few months). He got upset, said he thought utilities are included and that it might have been in the ad I posted when I was looking for a roommate. I did not have a copy of the ad so we could only speculate. I insisted cable and high speed internet wouldn’t count anyways, (he even used my own TV I let him borrow). Decided not make him pay basic utilities and he would only pay for high speed internet, (not cable TV because he claims he rarely used it). So we were both at fault for communication. HOWEVER I went back to the office where I had listed the ad, turns out that I did NOT SAY that utilities would be included. What should I do? I have a $300, should I withhold the utilities? It would slice his deposit in half, he’s a student, I would feel bad gypping him, but I want to do what’s right.
