Yes it depends on the state. In Ohio the cleaning part seems to be geared towards the tenant. You are not required to repaint or shampoo carpets. There is a broad range of what is allowable under "normal wear and tear". As long as there are not holes in the walls, tears in the carpet or flooring you only need to do a normal cleaning. I went through this with a former landloard, I spent a day and a half cleaning my old apartment and my landlord refused to return my deposit. Said it wasn't as clean as how she would do it. I showed her the laws in my state, which also state that I am to receive return of my deposit within 30 days or I am entitled to double my deposit plus any legal fees. Had my money 2 days later. Now, regarding furniture ... 7) Maintain in good working order and condition any range, refrigerator, washer, dryer, dishwasher, or other appliances supplied by the landlord and required to be maintained by the tenant under the terms and conditions of a written rental agreement

In Kansas, you are to leave the property in "same, or near same condition, allowing for normal wear and tear, as you received it." A property inventory should be done within 7 days of move-in and reviewed at move-out. Reasonable charges are allowed for cleaning, repairs, painting, etc. in not meeting the above criteria. Read your lease, all details should be spelled out.

I am a Realtor in TX.
You should have signed a property condition report,when you moved in the property.
So simply return it to that state, or if no damage has been done move out.
