I read that you can assume another persons mortgage loan through a bank. Does anyone know exactly how this works? Is it a good or bad idea to purchase your first home this way?

We made an offer on a house this week and the sellers accepted it, but after we got the paper work back (have not signed anything yet) we noticed that our realtor did not offer what we had talked about. It was an honest mistake, but will cost us $5600+, should the realtor pay it? Or should we pull out? Or should we pay the $$.

I'm in Iraq and I need to move into San Antonio when I get back and I won't have time to search through news papers while I'm there because I'll have all of my stuff when I roll into town and want to move right in.

I don't want to live in an apartment, a small shack would be fine for me but all I've seen online are either apartments or 3 bedroom homes for over $1k a month.

I want something in North Central, the further north the better up to about 20 miles north of the outer loop.

Again, I do not want an apartment and I want it to be less than $600 a month. Zip code 78259 being the optimum central point.

Ok. Our lease ends Sept 1. We found a new place already, but it won't be ready to move into until Sept. 14 (I find this weird in itself, never heard of moving in in the middle of the month). How likely is it if I call my rental company that they will let us live in our current apartment for 1 extra month? We have lived here for 5 years and been perfect tenants...no late payments and no complaints about us from anyone as far as I know. I want to call them tomorrow, but am worried what they will say. I really want to move and do not wish to be homeless for 2 weeks in september. Any of you have experience with this?

I am starting my own business and need start up cash. I bought my home last year for 209000, but it was way undervalued. Several smaller homes in my neighoorhood have sold for about 230000. The principal remaining on my loan is 205000. If I take out a home equity loan for 40K and can get my house appraised for 250K while reducing my principal to 200K I can eliminate PMI and roll that money (and then some) into the payment for my home equity loan. Will my mortgage company accept the home equity loans company's appraisal (it should be done by an outside company). Also, the reason I layed out so much information is because I am also fishing for any advice I can get on this situation. Thanks for any input at all!

How do you check for liens and taxes, what other items should be checked? The ad says "beneficiary may elect to bid less than the total amount due", what do they mean, and who is the beneficiary? If people are still living @ the property, how does the buyer inspects, or takes possession of the property since the ad claimes " the sale in an 'as is' condition, without covenant or warranty, regarding title, possession or encumbrances to satisfy the "indebtness secured by said Deed of Trust, advances thereunder, with interest as provided, and the unpaid principal of the Note secured by said Deed of Trust with interest thereon as provided in said Note, pluse fees, charges and expenses of the Trustee and of the Trusts created by said Deed of Trust"? Looks like there are so many legal language that I like to know exactly what is involved? Also Is it O.K. to approach owners, and what should be offered? A property is auctioned for smal amount of backed association dues, what happens to Mortgag?

I have a roommate who didn't ask for clarification, but asked to use our internet service via my router, (high speed internet) and even borrower my TV to hook up Cable into his room. 6 months later and he's moving out, and I asked him for utilities and he says he shouldn't pay because my listing said "utilities included". OK, so even if my listing did say that, does that mean I have to pay for his high speed internet and cable TV access? Are those utilities or luxuries? And he never asked for clarification? I have his $300 deposit, but I have a feeling he will put up a fight if I withhold it.

What do you think?

After giving my landlord a letter to make repairs he had ignored, he in return got mad and came over with a new lease with a higher amount of rent to pay and making us responsible for all the repairs from now on. This was given to us today 06/15/06 and we were told if we do not sign it by tomorrow he will give us a thirty day notice. We have lived here for 1 year and 2 months, have never paid rent late except twice we paid on the 2nd and paid a $25.00 late fee. We are now on a month to month lease, until today he is requesting us to sign this another 1 year lease or get out in thirty days. What are our rights?
