how can I find foreclosure properties prior to them being listed by a realtor?

Try the county recorder's office or assessors office it varies from state to state. My state it's the county recorder's office. The banks will record a notice of default. Now days you can print out lists and copies of the notice of defaults it's all categorized. The banks usually file these three months prior to foreclosure. Also Try finding a good foreclosure attorney he will also have lists of homes that he is foreclosing on. If all else fails try banks and lenders. I'm sure they'll be happy to help you

In my city, the local county homepage posts all the home going up for foreclosure. You get a legal description of the property and sometimes what amount is in default. They post the name and sometimes the address of the individuals in default.

The first Tuesday of every month these home go up for auction to be sold to highest bidder. Perhaps you can find this information on-line. Otherwise you can go to the county offices and they post that information for the public to view.

Keep in mind these are PRE foreclosure, meaning the bank doesn't have possession of them yet, they still belong to owner.

Call around to a couple of title agencies. Some of them will have access to this information before any newspapers or Realtors get the info.

Obviously, they are going to want you to use their title services for this, but that shouldnot be a big deal.
