About the only thing that can't be in a lease is something illegal or against public policy. For example, restricting the race or creed of residents or visitors or directing that the rent be paid in crack cocaine instead of money.

It is strange that you asked what can't included without giving an example, because everything that is pertinent to the agreement can be included. Yopu can't say however, that you can't have guests in your apt or you can't pay by check(except if their was a previous problem with your check). Once the lease is agreed upon by both parties, you can write almost anything in a lease agreement. Just make sure that it is signed by both parties.
