I'm pretty sure it does, but I want to check before I go to court for my first eviction complaint. Statement in my lease agreement: "In the event of any breach of this agreement by the tenant, the Lessor shall have the right and authority, without the giving of further notice to terminate the rights of a tenant under this lease and to pursue such other rights and remedies as the Lessor may have". I just want to check before I start the process since I don't want to have to start over.

We just put an offer in on a home that we fell in love with after looking for one for about six months now. The owners accepted our offer right away. They have moved to Canada and had their daughter living there for a while with her kid(s). They had offered the house to their daughter to buy but she thought that they should just give it to her and refused to buy it so the owners put it on the market with a realtor. So that is the story up until our offer. Now we just found out that the daughter is mad that her parents are selling and she told them she would disown them and never talk to them again if they sold it to us. The parents have decided to sell to her at half the price we were offering now because of her threats. I am so mad!!! What can we do legally to get this house because we really want it and were sort of already planning our move, plus they accepted our offer while it was on the market! I live in Grand Rapids Michigan if that helps anyone find out the laws for me. Thanks!

Hello -- I was wondering if anyone knew of any Health Dept Code or Regulations that state how far away a garbage bin/dumpster should be next to a tenant's property - in my case - my brand new car. A new tenant decided she did not want to park in her assigned spot where the dumpster has been sitting for the past few years, so she moved it over to my side (whole other issue!). I don't feel anyone should have to park near this kind of filth. Can anyone give any details on your garbage bin location if you live in a big apartment building? Thank you!!

I live in Utah. The Lessee has subleased or rented the property (which is ok). The lease agreement says that if the lessee doesn't make a payment, I need to send a notice of default (which I wrote up and faxed to the lessee). The lessee has 5 days to cure such default (which they haven't). Since they didn't, I now have the right to terminate all rights they have to the property. I don't necessarily want to evict the current tenant. I'm willing to write up a contract with them so they can stay. I need to know if faxing the declaration of default, that I wrote up is legal "written notice". I also need to know if there is anything else that I need to do legaly so I can bypass the lessee and go to the current tenant and sign a contract with them and just have them start paying me.

I want to work my way up in the carpenter field. I would like to at least make it to foreman. I hear the pay is about $70,000 a year, is this true? i just needed to go to school becasue working a fulltime job and going to school just is not working. So what ended up happening is they hired a new girl for me to train. See im the only one that really knows my job. So i been training her and she caught on great. Well today i went in becasue i told my co workers that i was done training and was going to get on with my life, but i found out the new girl is leaving. So which means that makes it worse for me becasue now i need to wait for them to hire someone else that i could train for my position. MY Question is should i just leave becasue i did give my notice 2 weeks ago? Or is it only right to stay and train again! Since noone there knows my job. It is getting hard on me with my school.

Hi,
I would like to move out of my apartment without paying the last month's rent, because I've heard that my landlord doesn't return the deposit to anybody.
The apartment is supposed to be rent stabilized but it's not.
My lease expired a month ago and my landlord has raised the rent and gave me a one month to think,without a written notice, just verbally.

Today I found out that I have been a victim of debit card fraud, £131 was spent at UK-Carpets-Direct (online)and £8.00 to CC London - where ever that is, I live in Cumbria.

Barclays my bank have blocked that card - etc.. But they didn't seem that interested, I hardly use card machines, I only purchase from big online retailers like Amazon, so I don't how I've been done...Does anyone know how they could have got my card information? Anyone else been a victim of card fraud?

Just purchased first home, have two children. Wife and I both work full time. Payments on House (variable double mtg: big mistake); payments on wife's car, my car, etc., etc.

Question: Should I give my car back which is leased with $12,00 left on lease? Just can't afford it. Mistake to sign a lease. Now I know. Need my credit to refinance the variable double mtg next year.!! We have no cc debt, just two cars, new purchase of 1st house, car insurance, health ins., and all that goes along with it, but barely have enough to pay bills. Need to get rid of the lease on car. Is that the smartest move?

Which is best for raising credit:

If monthly payment is $100:
1.) Paying $150 on time
2.) Paying $100 every 2 weeks (to be "ahead")
3.) Paying $100 on time, then $50 every week between payments.

I guess that I'm asking if there is a way that repairs credit fastest.

ive heard people say that checking your credit score, has a negative effect on your credit. like the points go down. sound to ridiculus to be true, but then again, places charge you to quote your credit score.
