I'm a single member LLC. I'm involved in several businesses. 1) photography- actual business involvement trying to sell photos 2) real estate- expended money actively searching and reviewing income producing real estate investments and 3) invested small portion in an interest bearing note yielding only interest income for now. May be converted to equity stake. To keep it simple for now, can i consolidate all the expenses incurred to search for realestate and buying photo equipment under the same LLC? So far, only received interest income and minor income from photo sales which have not exceeded the expenses to date. thanks

i really like this house, it is a foreclosed property. 2000 sqft. 4bed 2bath. they are asking 187,000.00 it has been listed since 10/2006. i want to make an offer of 163,000 to start knowing that i can pay 170,000. Would that be a fair offer? I know it is 10% below asking, but it is worth a shot? Thanks

When I moved out of my apartment, I gave my landlord the incorrect forwarding address to return my security deposit. However, before they mailed out the check, I provided them with the correct address.
After more than 3 months of calling, emailing, and threats to sue the landlord, they finally told me they have my deposit check. In this case, can I still sue them for double the amount because they failed to return my security deposit within 30 days of move out? How good are my chances, and in case I lose, can the landlord countersue me for their attorney expense?
Thanks so much!!!

OUR PROPERTY CHANGED MANAGEMENT IN JUNE AND SINCE THEN THE UTILITY ALLOWANCE STOPPED. THE APARTMENT MANAGER NEVER SENT OUT NOTICES ABOUT THE CHECKS AND WHEN I INQUIRE ABOUT IT THEY SAY THEY HAVE NO IDEA WHEN THEY WILL BE HERE AND THEY SAY THEY ARE NOT ALLOWED TO GIVE US A NUMBER TO CALL AND GET ANSWERS. I WANT TO KNOW WHAT IS MY RIGHTS AS A TENANT TO BE INFORMED ABOUT THE SITUIATION AND WHY ISN'T THE MANAGER OF THE PROPERTY MORE INVOLVED IN FINDING OUT WHATS GOING ON? PLEASE HELP SOME OF US DEPEND ON THAT MONEY AND IT WOULD HELP TO RECEIVE MORE THAN AN " I DON'T KNOW" WHEN WE CALL THE OFFICE FOR INFORMATION.

I know this is a weird question.. but.. I am currently renting a house my in laws got for us when we were out of state.. so I never have been through the whole renting process.

The thing is.. I want to move. So, I have a few questions. Firstly, do I give my landlord some kind of notice? When should I move out?

Then.. when you are seeing a house you are renting, and you look it over, are the people expecting you to tell them you want the house right then or wiat a while and call them and tell them? And if you call them and tell them you want the house, will they have to say yes or no or will they just give it to you and tell you when to move in?

I dont know.. if somebody can just give me a rundown on how the whole process works that’d be great.

I know it isn’t that big of a thing but I am a worrier and need to know everything that I’m to expect before leaping in!

My mother-in-law has a very limited income which she receives from SSI only. She has a couple of credit cards that have gone to collections. Is she judgement proof at 66 years old in California or can they come after her for these past due accounts.

Thanks,
Tony

I found a good deal on a camera for my photography business on Craigslist. The seller wants to deal in cash, no receipts. Can I still claim this as a business expense without a receipt? If the buyer writes me a receipt from his "personal business", does this count? Do Paypal transactions count?

My husband and I are looking for unconventional ways to keep our debt down. We estimate that a $190K house would max out our resources. We have a combined $17K in student loans. We are considering buying a $80K sailboat instead of paying rent. The idea is that we'd be able to live simply, pay down debt, and recoup some of our expenses when we sell the boat and move into a house. Any thoughts?

Approximately how long would it take to pay the mortgage off? Also is Bi-Weekly payment option really worth it? I know they charge a setup fee for about $395.00. But wouldn't it be better to pay an extra $200.00 per month x 12 months (=extra $2,400.00 per year) toward prinicple with a separate mailed in check and letter of explanation with the words "Payment Toward Principal" written on the check.
Interest Rate: 8.990% Fixed.

My HOA is trying to charge me 100$ late fee on a 270$ prepay quarterly I'm trying to find out info if they are aloud to do this. I found a new statue that passed on July 1 /07 that states. (a) If the declaration or bylaws so provide, the association may also
charge an administrative late fee in an amount not to exceed the greater of
$25 or 5 percent of the amount of each installment that is paid past the due
date. Its statue bill 720.3085 can anyone find info or tell me if the can only charge me the 5% which only comes to 13.50$ not 100.00$ please answer asap thank you.

been a contractor for a year now and wondered is it common to get an increase - or on the flip side ASK for an increase if it isn't specifically indicated on my contract? If I do ask should it be a percentage or something along the lines of one or two dollars an hour type of thing (I am now in the high 30's BTW)
