Ok so this house I'm looking at is $265,000. I'm able to pay 30% down and 15 year fixed-rate with 7.5% interest rate.

So that's $79,500 down and then ??????? a month for 15 years...

how much!?

A housing association in my area have offered me the chance to sell my house to them and become a tenant. I am seriously considering because as a tenant I would be able to have all repairs done at no cost to me. Since buying the house over 10 years ago I have not been able to afford to do minor repairs or improvements. I no I will no longer be a "homeowner" but these days that is more of a status symbol than anything else.

I will be living in the second house when I am working at my job and go to my original home for my days off.

If it is not tax deductible, is there any tax breaks for being forced to move away from my home because the economy is much worse there than the average (according to media and government reports).

Do all realtors in the USA require buyers to be pre-approved for a mortgage before even considering helping someone look at houses? It seems a bit extreme to have to divulge all of your financial information just to see a house on sale!

Also this seems like a way to manipulate what they show you in attempt to get you to buy the most expensive home one can afford and to pay the highest price possible... is this a local thing or is all of the USA the same?

the new owners are closing on the 30th, but I'm afraid that the current renter won't leave and force us to evict.
But that could void the sale since new owners won't want to deal with that.

I am constantly getting charged overdraft fees from Wamu and would like to know what bank I can move to that I can get overdraft protection. According to wamu, I can't link an account that would cover the overages unless I sign up for their platinum banking which has a heft monthly fee and account minimums that are too high for me. Is there any bank that just makes it easy and lets you link a savings account to your checking account?

In the last two months or so I've finally reached the point where I can stop living paycheck to paycheck. I don't have much extra in the bank yet, but I'm at least at a point where I can pay the bills as they come in rather than waiting until my next payday. And the good thing is I don't see any reason why my position won't continue to improve every month.

So my question is what should I do now. Should I just focus on building up my bank account to the point where I have a 2-3 month cushion? Should I look at making bigger car payments? Should I start sticking money in a savings account or IRA?

I've always just managed to just get by going from paycheck to paycheck but between newly found financial discipline and a recent raise at work I'm able to myself actually having extra money each month and it feels good. I just don't know what to do next to further improve my situation.

I've read that with such high scores, you can qualify (hands down) for a good 30 yr fixed mortgage and no up front costs. Is that true?

I'm 17. Basically I'm new at this whole 'income tax' thing. I got my first job at Wendy's a few months ago. They had me fill out a 'W-2' form I believe.

Money is autimatically took out of my paycheck for taxation. Though today I started earning money by taking online surveys (I did some looking around and found a legit site, among a few others). How am I supposed to report that money earned? It's not took out automatically. Should I take out 15% of each check and then submit it when the IRS asks for it? And how am I supposed to report it in the first place.

Despite the extra money from the surveys, what am I supposed to do with my Wendy's income when 'tax time' comes around.

I'm so confused!!!

Someone explain some things to me, please.

Do I convert the title first before selling it? (how's the tax base calculation?) Or should I sell it under the trust( my aunts are the trustees)? Which tax base of selling title will be higher so that I can pay less capital gain? Thanks.
Also my aunt is getting Federal Supplemental Security Income (SSI). She has no money interest (not a beneficiary) with the living trust. Does it hurt her SSI Status from being a trustee? Thanks.
