I am single 23 yr old female and I live at home with my parents. I bought a property and got possession on Jan 1st this year. I lived in it until May 1st at which point a tenant moved in. I got my tax bill today and there was no education credit on it. I called and they informed me that rental property owners don't receive education tax credits. The main reason for this I think is so that you can only claim tax credit on one property. Your primary residence. I won't be claiming that credit as I live with my parents, is there any way that I can claim this credit? I did live there Jan 1. It's a 500$ difference!

I have lived in my current residence for the past 8 years just renting, from my sister who owns the house. I am now trying to purchase the house with my son as a co-signer., due to my poor credit and low income. What are some steps and procedures that would be the easiest way to obtain ownership. Can anyone elaborate on what it is to assume a mortgage or assume a loan, I 'm not sure which is correct. Please help.

My mom wants to give me her town home for what she still owes on the house. It's got about 50k equity right now. My mom wants to take her name off and put my name on the deed so that I am the sole owner.

I already k now the steps I must take to do this but I'm just wondering what are the tax implications?

I know that my mom mayhave to file a gift tax return to IRS but isn't there some sort of lifetime limit to the amount of the gift where she won't have to pay taxes until that limit is reached?

Also what is the amount of gift based on? The value of the home minus whats owed?

Basically seller put the house on the market claiming mortgage and homestead exemptions are applied on the property in May of 06'. The MLS sheet reflects both mortgages applied on this property. Seller moves in June 06' and pulls the homestead exemption off to apply to new house. After my closing costs my mortgage is 791.00, 5 months later it jumps up to 981.00 due to unforseen tax increase the bank paid and applied the new amount to fix for the shortage in escrow until my homestead mortage kicks in. So Im stuck with 1000.00 dollar house payment basically until my homestead mortgage kicks in... Did the realtor not tell me something as the MLS sheet I read in October said both of these exemptions were applied? Is this a violation by the board of realtors?

...I have lots of clothes. Some of them worn maybe once or twice and also a computer desk, that was assembled, but never used. Where can I sell this stuff in Palm Bay, FL? I tried a garage sale today and made only $17. It wasnt even worth me sitting outside,and then it rained. :( Help!

I had bought a car at a dealership through an in-house finance program and have about a year and half left paying it off, If I decided not to keep the car and let them have it, will this show up on my credit? my husband an I rented a house about 2 yrs. ago. We paid a deposit of $925.00. When our lease was up we moved from the house. Although the carpet had many stains on it, It was not in that great of shape when we moved in. The landlord charged us to replace the carpet and stated that the carpet was only 2 yrs. old. Some of these stains appeared in the carpet after we moved into the house and were not a result of anything we had done. He also charged us for replacing a door that had been written on and painted over before we moved in, and cleaning of the house before new tenants moved onto the property. He stated that damages to the house were around $1200.00. My understanding is that you pay a deposit to help cover any painting, or other repairs that are done to a house once it it vacated. The carpet could have been easily cleaned and replacing it in all rooms was unecessary.

I guess it says that I have an account in collections. I called the collection agency and asked them and they told me it was a PG&E bill from 12/01. I recall paying it all off before I left. I don't have any record of it since I save everything for only 5 years. When I look at my credit report I don't have bad credit. Should I still pay it off? I heard if I do it will make my credit worse, is that true?
