You'll have to settle for something very remote or basically a demolition.

Try HUD. My former in laws have purchased properties in very rural places for less than $20K and repaired them, then rented the properties out. I takes a lot of money and labor to fix these types of places up though, so be prepared!

You might be able to use the 20,000 as a down payment. Detroit currently has a lot of foreclosures, you may be able to find something there. But honestly, 20,000 for as home will not buy you much. Good luck.

first you will need the $20,000, or if you dont have it now, get preappoved, not quailfied. then look in s#@&ty neighborhoods on realtor.com dump a bunch of cash into it, and hope you chose the right s%^$ty neighborhood.
i mean, in what depressed cities are you going to find a $20,000 house and think putting some lipstick on it will make you any type of profit?

Search for repos and foreclosures. You'd have to pay cash for those but it's a good deal. You have to go to the auctions and bid but if you get a house that way it's usually a great deal.

It is hard to find land worth less then that, so it will be pretty tough to find anything with a shack on it.

Not sure, but make sure you don't waste your time looking for something like that in California because that won't cover anything!
