It's a 1,998 square foot new home. 4 bdrm/2.5 bath.
Lease price per month $1,580, option amount per month $500
Total per month $2,080. After 2 years, we'll have $12,000 in our escrow account which will basically cover our closing costs. Plus the seller has offered 2% of the homes value as a credit. (Home is $550,000) Any insight?
(Note: For those that live in the Bay Area in Ca, the home is in Lathrop so we'll have a commute.)

i cant remember the correct method for calculating YTM......example:
A bond makes annual interest payments of $75. The bond matures in four years, has a par value of $1,000, and sells for 975.30 (market value). What is the bonds YTM?

now i realise that for example the % to par is 7.5% and the bond is selling at a discount as it is valued at 975.30 so the interest must be higher than 7.5%. So the next stage is to calculate by making to guess's as to what the interest rate is so i would choose 8% and 12%. I would use these figures in the Po= cf/(1+r)^n......... to incorporate the time value of money and so on and so forth. then obviously i would be given to end values for both sets of interest so that i could find the market price of 975.30. But where do i go from here? the percentage that i get is out everytime , i know the figure is 8.25%. I am not using excel for this or a financial calculator......so no answers in this format. if you can help, much appreciated.

A person wins a motor vehicle playing a slot machine in a casino. . The winner has the option of taking the new vehicle or a cash payment. The cash payment is the wholesale price of the vehicle that amounts to about 30 percent less than the retail sales value of the car.

Question # 1. If the winner takes the cash option, does the winner report the gross gambling earnings as the cash?
wholesale value of the car or the retail sales price of the new vehicle for U.S. Federal Income Tax purposes.

Question # 2. If the winner filled a Federal Income Tax form an reported the gambling earnings as the retail sales value of the vehicle, but later found out that IRS regulations requited reporting the whole value, can the winner file an amended tax return for over payment of taxes.

Question # 3. What period of time does the winner have to file an amended tax return should that be the situation?

Please give site of source of answer material if possible.

Thank you

If the government gives people money for them to go and look for work , that is good (not sure how much about £70 I think), of the government . what I would like to know if that money is for a person to look for work , what money do they give the people to live on , while they have other bills . ( in London it costs well over £26 for weekly travel card)and the job centres expect you to write and post off job applications, failing to provide the prove then they stop their money how do these people manage to live on that money when you take all the expense out of the benefit that they receive, and do you think the government should help these people more in their search for work if they are showing that they are truly looking for work

I wanted to find out if people in my community are receiving any Avon, Regal, Home & Gift, or Watkins books and catalogues. If they aren't and if they are interested, I would offer them a choice of any catalogues. This may be a good way to get some leads.

Because of my work schedule and my child, I don't have time to go door-to-door. What would be the best words or phrases to use when asking people? Otherwise I don't like calling strangers out of the blue because of their negative reactions.

Or can I hire a person who can do the calls for me. If so, what's a good script for them to use?

The other methods I've used for gaining customeers are classified ads, having a booth at a flea market/craft show, the Welcome Wagon sponsor program, and giving incentives for customers who provide referrals.

We own a home that is impossible to afford (got screwed by a mortgage company). We also own a business which operates from our home, and which can't exist without our home. We would like to "sell" or transfer the house to the business and then rent it from the business for an affordible amount.

We thought creating a trust might work.

Any ideas on the best way to fix this mess would be great.
