the property became married to our house property , because it is right next to it, in the same name of owership ,how do we sub divide it?

I am an appraiser and we do land valuation all the time in Suffolk County. First, you should check the zoning requirements in your area. You should go down to the planning department in Brookhaven and give them your tax map number and check the zoning. If it meets the zoning req. you should consult a planner/surveyor and submit the plans to the building dept. If the lot does not conform to zoning then you will not be able to build. For example if you own a 100 x 100 piece of property and own an adjacent 50 x 100 piece of property; and your zoning is a 1 acre zone you will not be able to build. However, if you own the larger parcel and your brother owns the 50 x 100 parcel and all of your neighbors are on 50 x 100 then he could build. This is called a single and seperate lot. If you own a lot that is 100 x 100 and you want to subdivide it to a 50 x 100 and you are in a 1 acre zone you will not be able to subdivide it. first, you have to know how much property you have and how many acres per family your zoning board demands.
Then you need to hire a surveyor to mark off the plots, hire an engineer and do some perk test and have the septic and wells laid out.
after all this is done, you'll probably need your planing or zoning board to approve everything that you want to do with your property.
by the time you're done satisfying everyone, your property will double in value and you'll be broke, at least thats the way it is where i live in NYS
