I will be selling my home soon and it is a fixer-upper located in Western New Jersey.
The current asking prices in my town for half a duplex is $169k and up, townhomes $179 and up, single family homes are around $220k and up.
My home has 4BR and 2 Full Baths - - real estate listings comparable are starting at $249k.
I know the market is slowing. I am looking for a quick 'as is' sale and figure on setting my price at $135k 'take it or leave it'. If I can't get $135k then it will sit vacant while I move in with my mother (she can no longer be left alone).
Do you think I will have any luck selling knowing that people can pay more and have a perfect move-in condition place? Or am I priced low enough that people will see the benefits of a fixer-upper that may not be move-in condition but in the long run will cost far less than the move-in condition place?
Thoughts?

Please list five REAL things that a dog and a baby have in common? Not it's cute, it eats, sleeps, it loves me, wears clothes and plays with toys stuff. I mean five real characteristics. When I was about 3-4 years old (would`ve been around 1956 or 1957), my brothers and sisters and I would listen to the radio. (I still remember the dong, ding, dong, identifiying NBC). There was a song we all remember in part, with lyrics as follows..."Mountain men are mean, mountain men are tough".... I`m sorry, that`s all we remember. If your not sure what it is, it looks like a regular sheet cake, but really its a tear apart cup cake-cake. Any ideas of how to make sure the frosting doesn't fall through the cracks in between the cup cakes? I did a test cake and it didn't look horrible, but you could see where the holes in between the cup cakes were.
The bakery sells them, but I'm into making my son's birthday cakes and this looks fun and different.
