My landlord claims that my roommate's check bounced even though the money is in the account. Because of this, he wants payment either in money order, certified check, or cash. The first two options cost me a fee, and the last is unreliable, since the rent is given to a super who holds it until the landlord decides to come by to pick up payment (he sometimes doesn't come by until the 10th or even the 20th). I offered to compromise and have my roommate pay me, so that I can cut one check each month. I've never bounced a check, and my payments have always been on time, even if the landlord decides to not cash my check for two months (he took a trip to Italy, and hasn't even deposited my Sept and October checks yet). I feel helpless, and don't know how much I should fight for without coming across as a bad tenant. I know that this is simply a matter of winning their trust, but what's the best approach?

Recenlty had a tenant that lived in my condo for a little over a year, and just left. She had not paid rent for two months and left my condo in Utter Shambles. I do not know where she moved to and I am wondering what can I do to get the money she owes me, and can I claim property damage. The women set my stove unfire over the summer, the carpet is filthy, the entire unit is absolutley Filthy, it will take atleast a month to scrub the place down. She never paid a security deposit, because she was a single women going through problems in the begining I felt horrible for her, because I had gone through the same situation and we were to agree on some type of payment plan in regards to working out the security deposit. Any advice would be fantastic.

I hear people from Jersey work here but are moving to Pennsylvania for cheaper houses but still maintaining their pay. so what towns are counties are people moving to? I would like suggestions . I currently live in the new brunswick area. I would love to move to PA but to be as close as possible to Central Jersey. Any suggestions?

I just got in an argreement with the people at Vanderbilt mortgage because they won't refinance me with a lower interrest rate. They are charging me 10.3/4 % now. I need to get someone to finance me. I have tried 5 or 6 companies but no one with refinance a manufatured home in park on a lot. I need help soon.

I have an 80/20 ARM that will adjust in July of 08. I am currently looking at refinancing my loan. I bought my home in a small town that is growing fast and building way bigger homes. I have owned my home for a little over 2 years now. I bought the home brand new for 172,900 and the value has increased to 195,000. I currently owe 168,500 on the mortgage still. I only plan on living in this home for maybe 10 more years before selling. I live paycheck to paycheck and some months can be tight, but I have never made a late payment. Would an interest only loan be ideal for me if I plan on selling within 10 years?

The house went sheriff sale Sept.5, 2007. I was told I did not have to pay landlord any rent but had 6 mos to get out. (March 2008) and the house was in forclosure. A man came over (Oct 19, 2007) stating that he bought the house and I have the option to move or pay him rent. He had some papers but I do not know if they were legit. How do I find out if the house was actually sold?

I am planning on purchasing a house soon and will be putting a 40% down payment towards the purchase. My question is when I sign the contract with the attorney, is the full 40% down payment given at that time, or at the time of closing? Is is customary to put a smaller amount at the time the contract is signed, and the remainder at the closing? It is my understanding that the amount given at the time of contract can be lost if the deal falls through...?

Will property taxes go down if I bought a home below SEV and Taxable value?
I bought a hoem fore $103,500, the sev is $65,500 ($131,000) and Taxable value is $50,249 ($100,498).

Current taxes are:
Summer 2007: $1,378.95
Winter 2006: $600.94

I just bought this home and am closing on it today 10/22/2007. What are my estimated taxes on this home for future, like winter 2007? Millage is 37.

Will my taxes be lower because I bought the home at a lower price than the SEV etc...?

I am stumped on this question, sorry to ask for homework help, but i just can figure it out exactly...
An agent with a valid listing is generally considered to have earned commission...
A. only if the title is transferred.
B. when an offer has been secured from a prospective buyer.
C. when a ready willing and able offers to buy at the principles price and listing terms
D. only when the priciple signs the contract for sale.

I just recently was approved in June for a Sec. 8 voucher. I moved into a small apt. complex the same mo. When I spoke to the mgr. one day she told me that my bf could only stay for 2 wks. at a time otherwise he would have to be added to the lease. But in the same conversation she told me that there were others living here that could get kicked off sec. 8 if housing found out that they had unauthorized persons living with them. I cannot add him to my lease due to the fact that a couple of years ago he got into a little trouble. He works full time and we are hardly at home. A couple of days ago the manager tells me that "i need to get rid of him," because he's been around too much. I recently found out that another Sec. 8 tenant living here has her 19 yr old son and a boyfriend living with her who are not allowed to be there but the manager told her that it was ok. I also found out that they are heavy weed smokers. Is it fair for her to target me and what can I do?

Lots of foreclosures (Crappy neighbors moving in as a result - tenants - 3 families living in one house)? Prices heading down? Pockets of strength?
