Around October 1st our rep sent in all our info to the lender for an FHA loan. Finally last week I get a call thinking I would get an answer. But no, they needed more info.....rental history and other bill history....which was all good, nothing late. This was last Monday. Is it a good or bad thing that it is taking so long.....from what i have read if they were going to turn us down they would have done it already. We were preapproved. Any advice would be appreciated. My stomach is in knots and I am scared to even start thinking about paint colors for the new house!!!!!!!! Oh yah, credit score 705 and very little debt to income ratio.

Okay well there is this house for rent here in miami, it has everything we need, except the rent is $4,800...with how bad the market is, do you think they would reduce down maybe 1,000 or 1,500k? Please help..thanks

the sheriff's sale is 12/07/07 and i have a lease until feb. 1, 2008. I have paid the rent on time and i just got the notice today. I don't have the money to move if i still have to pay the rent.

I am looking for a home to buy, and I put an offer in on one Sunday. I am renting a home, month to month, my lease expired a long time ago. However my landlord told me to just give him a 30 day notice if I plan on moving. But the thing is that I don't know when or if the bank will accept my home offer, and as soon as they do, it is my home and I will have to start making mortgage payments on it, and I will move in of course..but it could take them a week to 3 months I heard to approve my offer. this house is awful & it's not insulated at all and the pipes freeze in the winter, leaving us without water for days. my heat bill last winter was $400.00 a month for a 1,000 square foot house with no basement so I'd like to get out of here asap. especially b/c I have a 6 month old now. The landlord has a sec. deposit equal to a little over a mo. rent. should I just move out & he can take the sec. deposit as the rent? The house is in good condition. Can I get in any kind of trouble?

Lets say I want to save some extra money on the costs of a modular home, could you do somethings yourself ? like leave the floor bare and lay your own flooring....stuff like that.

I've lived in an apartment for the past 3 years. I signed a 1 year lease when I moved in, and havent signed another one since. So I this automatically puts me on a month to month basis. RIght?

Now I'm moving in 2 weeks. I called my manager to tell her, and she said since I did not give her a 30 day notice she has to take 1 months rent from my security deposit for lost rent for the month of novemeber. And she said that my lease clearly states that. Which it does.... but my lease also clearly states that it expired 1 year after I signed it. So I dont think I should have to pay anything out of my security deposit unless its for damages to the apartment. Am I right, or is she right?

I looked at their apartments/lofts..their cheap and nice.....but face it...who wants one?
I'd rather have a house.
And the cost doesn't matter to me....so yeah.

The house was willed to a beneficiary who will not be approved for a mortgage. She has resided in the home and paid the bills/mortgage for 10yrs but is now having difficulty. The home is going to be transferred to the estate of and we were informed if unable to get a mortgage house needs to be sold. What will happen if she cannot continue paying mortgage? who will be responsible? There is no $ in the estate just a house and $77000 mortgage.

This is not on me but on a friend. A friend has a rental house (he lives out of town) and had a person help get it rented out. An interested couple signed the rental agreement and mailed him the check for the security deposit. Two days after he deposited the check they send him an email saying they are not going to move in. He asked if they would provide some compensation considering he stopped showing the property two weeks ago when they first said they were interested. not only did they tell him to piss of but also said they closed the checking account to make sure the check would not go through. Any thoughts on this?

I bought an investment home over 2 years ago before the bubble burst but the neg am loan is eating up the equity. It is located in Calif as is my primary residence.
The lender doesn't want to modify the loan terms to make it more reasonable, within 12 months we'll owe more than its market value.
If we decided to let it go to the lender either as a foreclosure or short sale, does the lender have recourse against my primary home, which is NOT part of the note or deed. We asked the lender to work with us, they are simply declining and it appears that they'd rather be in the rental business instead of the mortgage business. So in Calif can they go after your primary home which is not connected to the investment home in any way. By the way, they are different lenders.

We are buying a single family house. I thought that buying a house mean you also own the yard or lot that the house is on. One of my friend asked me if I own only the house or the house and the lot? sorry if I confuses you..but is it possible to own just the house and not the lot?

I was renting a place for $1200 a month. We gave a security deposit of $1800. We bought a house in June and we were not allowed out of our lease. So we paid the mortgage and the rent. In the lease we were supposed to pay water and sewer, but since we were not living there, she didn't charge us for July and August. We just got back and it was only for $235. She charged us for installation of smoke detectors (which we never even had), a hole in the wall that was done by the plumber, that the landlord stated they would fix, as well as other charges, such as replacing the entire kitchen floor and a few sections of the hardwood flooring. Does she have to provide pictures, before and after, as well as any invoices because this is outrageous. My wife, her stepbrother and myself were all there the night before and cleaned the entire house.

I’m located in the Los Angeles (Antelope Valley Area)
I tried really hard to sell my home to no avail. Now my payments are just too much to afford. I tried contacting my lender to get a hardship because my Mom passed away. They did not care. I was told to sell everything. At this point short sell aren’t selling in my area I am considering a foreclosure.

What are the consequences of a foreclosure? I paid my adjusted payment for one year and there going up again. My home was worth 450000 now buyers can buy the same home with lots of perks and upgrades for 200000.

With a foreclosure do I still pay taxes and homeowner insurance until the foreclosure is final?

Will the mortgage collection people call my job. I hear they show no mercy.

How long will a foreclosure and judgment stay on the credit?

The builder will not cover mold problems arising from the construction of his home. I am purchasing 1 bedroom condo w/out an agent. I've researched property through websites and found what I liked. I called the listing agent and I faxed over counter offer. My question is what is the next step if the seller accepts my offer? What about the inspection and final walk through and so forth? What are the steps that I need to take before closing?

Me and my gf are leaving our parents' homes and moving in, im 18 shes 17, we may have a problem with cash flow, i've worked out as much as is forseeable, can anyone think of easy ways to make cash fast?, i dont mean ebay or advertising scams either, were both currently students also and will be continuing our education until complete, im at college studying nc electrical engineering and shes studying general engineering at a lower introduction level.

here are the stats i came up with:

Rent - 400 (Monthly)

electricity - 730 PA (60 monthly)

gas - 45 monthly

phone / broadband - 18.99 (monthly for 18 months)

food - 30 weekly

water - 100 quarterly

council tax - 150 monthly

TV license - 120 PER annum

820 per month. (without benifits)

we are obviosuly going to have to claim some government benifits to keep up with the rent, we are both part timers and earn £4.60 per hour and work max of 16 hours a week.

any suggestions are appreciated :D <3 u, yahoo people!

The apartment i'm living is invested by coackroach. We reported to management but they only gave us a chalk and they refuse to fumigate. To whom should we report this? Is there any government agency that can help us? We don't want to move because it's a strategic location.

Some low level bureaucrat told me I can't homestead my house in California. ( I called to see if I could use this to protect my property from any attacks from the corporate America banking system). I'm not in foreclosure, nor am I behind in payments, but I've heard that some banks are "calling loans" for some pretty thin reasons.

If you are aware of why I can't exercise the same rights as you lucky guys in the "Free 49" , please let me know.
