My lease is up on Augest 31, 2008. If I break my lease, what will the penalties be? There is nothing in the lease that states anything about breaking the lease.

I was talking to one of my relatives who is in the business of mortgages. I was telling him that I was interested in buying a house in Minnesota (where I live). He told me that I would be better off renting for a year because the market is doing so horribly and buy a house when the market starts to go back up.

I'm unsure if I should take his advice or not and would appreciate any feedback.

-About how much is E&O insurance? I know it varies, but give me an nationwide average for a part-time real estate agent.

-How much E&O coverage does a part-timer have to carry?

-What about business car insurance? About how much should a part-timer have to carry in liability coverage?

Thanks for the advice.

I am a Single FT college student who works 2 jobs. I have worked as an Educator for 13 years. I will be getting my MS in ED soon. I do not want to get sucked into this home buying frenzy. I do not want to plan roots anywhere permanently. I am very busy and not home much. It seems so many single professionals are buying homes mostly for status purposes and a tax write off. My sister says most people think that way. People want to show the world they have made it and are a success. If I rent, I will give the impression of being low income poor white trash. Is that true? Honestly, I would not mind renting the rest of my life. Am I weird?

We are thinking of putting our home up 4 sale but heres the thing,We paid 157,000 in 2001 and in 2003 it was appraised for 175,000.We had a market analyst done on out home and he said in todays market our home is only worth 160,000 and we still owe 149,000 on it and the realtor is charging us 10,000 to sell it so he figured we would break even and might even be in the hole a little. If we should wait a few more years to sell Is things suppose to be better or worse selling?

I am a student who is living at home. l have been approved for a home loan. I have comtemplated accepting, buying and renting out the home. Aside from the risk of renting to tenants that may be problematic, what else should I consider?

We have a house that is in need of repair and we'd lose a lot of money if we try to sell it. We only have necessary expenses. No cable or cell phone or long distance or satellite. And disconnecting the internet wouldn't bring us out of our trouble either.

I was in the hospital and I got sick but I'm out now and when I was in the hospital my cousin who has power of attorney for my Mother tried to sell my condo so now I want to make sure in future that he doesn't have access to the property to sell it because it is in both me and my Mothers name. I want to get her name removed from the deed I just want to know how I should go about this. My mother is 93 years old and she now lives in a nursing home and she has no clue what is going on so I just want to make sure that my property will be safe because there is a little bad blood between the cousin and I since he tried to sell my condo without consulting with me. So I just wanted to know how to go about this problem.

I was just wondering how long it took people once they initially started looking at houses to actually getting the keys and moving in.
We are plannin on starting to look in January and I just want a rough idea of how long I should expect to carry on staying with the Witch of a Mother In Law. I know it's different for everyone, but just want some kind of idea.

Thanks in advance!!

My father is in hospital and my sister and I need to repair his house and put it up on rent so that the rent can pay for his care. His social worker has told us to apply for 'power of court' because my father is incapable of making any decisions. How long will this process take and how much is it likeley to cost us? Your advice on this matter is greatly appreciated. I have made an appointment to see a solicitor later this week. Many thanks.

There is land behind my fence that belongs to me and I notified the Realtor that they could not sell the property as they were representing this as part of the property they were selling. They said they had to remove the sprinkler so the title comany could insure the property and did so even though there was a NO TRESPASSING SIGN POSTED. Can I take them to small claims and sue them for trespassing:?

Prior to me moving into the house that I was going to be renting the owner was talking about all of the improvements and repairs he was in the process of making on the house. Needless to say once I moved in, things changed. I gave him a $700 security deposit the day I moved in which was in the middle of Aug. The central air unit wasn't cooling the house off and the temp. was in the upper 90's to 100's. I was constantly calling him and asking him to please come fix the air, and he would ignore my calls, and the only time he came over was when it was time to pay rent. He came and placed a small air conditioner in the den which didn't do squat for the house. So i called him and left several voicemails about it still being hot. He never did return my calls so I did a stop payment on the check and moved out. He called me and told me he needed that $700 plus $50 in NSF fees on his account. He said if I didn't settle the check he was gonna press charges. Is that possible?

The house is a ranch brick house with a basement and it says boiler new. What is a boiler for? It doesnt say anything about airconditioning or heating, so I am assuming maybe this is for heat. The add also makes a big deal out of the curtains and mini blinds staying. Do you think they are trying to get more money out of something which is not worth anything?
Its a 200K home.
