My lease is up on Augest 31, 2008. If I break my lease, what will the penalties be? There is nothing in the lease that states anything about breaking the lease.

There are problems with the building along with theft and vanalizm of my property also.

I am a landlord in PA and I buy the leases I use from the Apartment Association of NW PA. The lease states that a tenant can break a lease at ant time by giving 30 day written notice and paying two months rent.

Breaking a lease is simple, yet complicated. My relatives owned a house out in PA for a while, and I used to hear how they would deal with the issues. The other users already addressed what would happen if you breached the contract.
Vandalism and fear of the neighborhood are insufficient grounds to break the lease. You had ample opportunity to evaluate the neighborhood before you rented.

By breaking the lease, in essence you are then in Breach of Contract and the other party can sue you for the value of the contract.

As such at a minimum, you would still be responsible for the rent until such time as a new tenant has moved in.

You would be responsible for all rent owed up to that date. If you approach your landlord with your extenuating circumstance, they may be sympathetic. But they're not required to be.
