My husband and I are looking to purchase our 1st home. Although, my husbands credit score is in the 550's area, which means most companies will not finance 100%. My credit score is around 660 and many companies will finance 100% with my score. But he is working and I am a stay at home mom that sells makeup and other products on the side. Basically, I make very little to no money, and he makes the income. Do the finance companies have to use his credit? Can they use mine? Any good companies out there that accept the wives credit, even if there husband makes the money? Any other suggestions??

I had informed the woman we couldn't afford the rent at the time and needed to find a more affordable place since we do have two kids. She freaked out and is now saying we skipped out on her in the middle of the night, and she also said she will see us in court. Can she do that? We didnt sign any papers and she always made me pay cash.

My credit is HORRIBLE, as a result of Hurricane Katrina, trying to replace things. I'm looking for an apt. & my family is too evil to co-sign with me. I'm a college student staying in a homeless shelter, & my financial aid refund check of $5,000 is coming tomorrow or Wednesday. When I get my check, I'm afraid I might be turned down for an apartment because of bad credit.

I don't see how my twin sister & her husband have bad credit & they can still rent apartments.

By my credit being so bad, is there any way I can pay extra to get to qualify for an apartment, or is it that if my credit gets turned down, I can't rent an apartment at all?

If I purchased a multi-unit investment property as a means of creating passive income would the lenders still need to see steady earned income in order to allow for lending? If financing is allowed than to what extent will they finance the property up to? What is the metrics they are measuring it by. i.e. I want to purchase a property of 400K but only have 225K liquid.

We just made 10k profit on the sale of a home. My S/O's ex-wife has been living in the home ( they owned ) for a little more then 4 years since their divorce.
We own our own home... sooo

How should he go about avoiding paying ridiculous taxes on this money? Can he still claim the sale as a sold primary home on his 1040? What's the best way to handle the income?

I want to move out of state. After living in my house for 31 yrs.
I have so much accumalation of stuff, that I don't want to go with
a realtor and have people coming to my home while I am sorting all of this stuff to decide what to get rid of and what to keep. I figure the best way is to get an investor or rehabber that can look past the clutter and see the potential in the house.
I think it will sell quicker. I am not behind in pmts. so am not in
a desparate situation that I will take whatever I am offered for the house.

I gave my notice of termination to my landlord. Upon hearing that, he decided to do major remodelling work in the house while I am still there which will cause my family ( I have two young kids ) major discomfort ( noise, smell, dust ..) . He wants to put the house for sale on the market as soon as I am out and wants to complete all work by that date. Can I refuse access to the property when his contractor shows up ?

Hi,

I'm moving from LA to Cleveland as soon as my home sells. I will be visiting LA for a week this Thursday, and I'm trying to come up with a list of good communities to check out while I'm in town.

Here is kind of a synopsis of what I'm looking for:
- good public schools (my daughter will be entering high school soon)
- in reasonable driving distance of Encino since I will be attending school there
- reasonably priced rental units and homes/condos

Although I plan to rent at first, it is my ultimate goal to purchase a home or a condo. So, I'm really looking for a reasonably priced apartment and then ultimately, I would like to buy a home in the same neighborhood within the next year or two.

I am a communications professional and I would be seeking a job that involves marketing communications and/or public relations so proximity to magazines/newspapers/media companies is a definite plus.

Thank you SO much for any ideas that you have--it is much appreciated!!!

12 apartments just burned down in the townhouse complex we live in. We had to call the fire dept last night cause our electrical socket in our master bedroom started sparking and almost caught fire and there was nothing plugged into it. I have a 2 and a half year old and cant sleep now since the fireman said if we would have fallen asleep we may not have made it. I am scared to death and want out of this place. Is this a credible reason to break a lease?

My tenant has given two months notice to leave my property tenancy ends on the 9th July 07, he has actually left earlier yesterday. Now the re-location agent that has found him was me to end the tenancy early end of June 07 and refund him for the 9 days outstanding as he left earlier. I am obliged to do that? Also if I have a new tenant that wants to move in this month how will this work.
