My tenant has given two months notice to leave my property tenancy ends on the 9th July 07, he has actually left earlier yesterday. Now the re-location agent that has found him was me to end the tenancy early end of June 07 and refund him for the 9 days outstanding as he left earlier. I am obliged to do that? Also if I have a new tenant that wants to move in this month how will this work.

If your tenant moved early, they are liable for the rents through the end of the required notice period. If you re-let the property prior to that date you should refund the rent from the new tenant's occupancy date through the end of the notice period.

An attorney specializing in rental law can best answer this. However, if you refund the money, for the nine days, then you should be free to rent the property to a new tenant.
