I'm already offering an incentive of paying for a portion of the assessment fees for a few months (was going to do 3 months, but may move it up to 6 months). The area I live in has 80 condos and as of this morning 3 more listed (including mine). There are another 3 for sale already. These condos are all fairly new (mine was built in 2004 and I'm the original owner). I have a great real estate agent, but am looking for other options to get the upper hand on the others selling also. The prices for each condo varies too (we are all the same size, same floor plan). Any suggestions would be greatly appreciated. Thanks!

Does anyone know of any good resources to get free information for writing up a rent to own contract. We are selling a single family attached home (previously a duplex) with a down payment of $5000 and partial rent credit for 12 months. Examples of contracts would be helpful.

My SO & I have accepted the sellers counteroffer, over a month ago. We had extended the contract as have the sellers. However the house is in the beginning stages of foreclosure. We want to get everything finished so we can move in, but the sellers agent won't finish the deal. Is this legal? Is there anything we can do to get this over with?

I've inherited my mother's house. I'm in the process of attempting to clean it out. I've lived there quite a while myself when I was caring for her. It's a HUGE house - 10 room brick Victorian - much more than I need and it needs a LOT of TLC. However, I like the neighborhood and I'm familiar with that community now, it's quiet and virtually crime-free. If I move to a smaller residence now, it would be a big adjustment and I don't know if I want to actually BUY a dwelling this late in life. I'm at that awkward age that its too late to make a new start but too early to qualify for any senior citizen benefits. Also I put out some "feelers' with realtors a few months ago and nobody wanted to take the house to sell. One even told me he hasn't sold a house in 8 months and wouldn't be taking on any more until he could! Any suggestions? I need an impartial opinion.

I'm having a baby due September 1st, and we're moving to a new town and I want my daughter to be at school for the start of the new school term too... Although we've had an offer accepted on a house, and the owner is moving to rented accomodation (so there's no chain), we're concerned that legal things are so slow that we might not be in the new property before September...

Does anyone know of any pros/cons in offering to rent the house we're buying from the owner until the house is legally owned by us? I haven't heard of this being done, but it would be great to be able to move and settle in to our new place before the baby arrives!

Any tips?

I am in college and live with 2 other individuals. When we moved in to my apartment, without telling me or consulting me, my one roomate signed an amendment to our lease that stated he could move in early as long as we moved out early. I never signed this change. Is it legal for my landlord to enforce this change? I really am in a position where I cannot move out early because of work!

So my husband and I found this wonderful home - it was completely remodeled, so everything is new new new and it has everything we've been looking for. Also, the price is GREAT. For higher prices, we can get an older home that needs a lot of work that is in a slightly better area (not much, just slighly). The problem with this house is that it's 1) near the highway (you can see the highway from the driveway) and 2) right across the street is a giant steel factory/parking lot and 3) on the right side of the house, there is the parking garage for the local hospital's ambulances. The backyard is wooded and private however. There are actually three nice houses right on this dead end street.
We love the house, but don't know if we shoud steer clear because of the location or not (might have a hard time selling it later on). What do you think? Spend less, get a better home, but deal with the factory and ambulances?

Unfortunately I have ZERO money to buy a building and start my hotel. How do I get the cash to get my dream up and running. Loans have ridiculous interest rates if they are for huge amounts like the kind of money I need to start my hotel. Is there any way of getting money to buy my first hotel building without huge rates or are there grants out there to help me out??
Thanks

I need to know how much a property is worth, I have tried to get comps from several appraisers and they all said there are no comps. I have a previous appraisal, but the property values around the county have dropped dramatecaly (stanilaus county) In conclusion does any one know how to obtain information or is there some appraiser out there that has or knows what steps to take to find the value of a property that is located in a rural area where the nearest comps are over 5 miles away and do not have the same land square footage

I am moving to a different area due to a job change. I resigned my lease 3 months ago before knowing I would change jobs. My townhouse manager said that we have to pay for 6 months rent and then we can get out of the lease.
My dilemma is, my new apartment is more than double the amt i pay at my current house, and I have to pay a security deposit PLUS a first month at my new place PLUS 3 more months of my current rent....It's SOOO much money.

Does anyone know if there are any laws saying I don't have to pay the whole 6 months? HELP!

My house has been on the market for almost 6 months now, and not a single offer, I want to take it off the market after the listing contract expired and re-list with a new realtor, My question is how long do I need to wait in between to list with a new agent? Can I list it with new agent to put my house back on the market in just 2-3 weeks. And when my house is back on the market, will it show as a new listing on the market or will it still show as old listing on the market with a new realtor?
