Ultimately a property manager is responsible for the financial upkeep of an apartment community, but it is more complex than that . They are responsible for collecting rent, enforcing rules, following through on the maintenance of the apartments and the grounds. Customer service is a huge part of the job- you are constantly selling to new customers OR working towards retaining the existing customers (turnover is a large expense). The property manager coordinates all the marketing and advertising of the property and also the events/contests that are held for the existing residents. The property manager typically handles any complaints that come in and has to try to come up with a reasonable resolution to each complaint. It is not an easy job but it can be a lot or fun and also very satisfying.
The pay varies depending on cost of living for the area you are located in and also on the number of apartments the person is responsible for (someone with 100 units cannot expect to earn the same pay as someone with 300 units). Hope this info. helps!

Property managers usually get about 10 % of the rent of the property they are managing. Their duties include collecting rents from tenants and seeing to the upkeep of the property. If repairs need to be made it is up to the property manager to make sure they are done and done right. The manager provides the rent money to the owner along with accounting for receipts and expenditures.

From my experience, they would show apartments, do rental agreements, take care of apartment cleanups, schedule maintenance and grounds work, call in emergencies. I have seen them get free rent in an apartment, to sometimes getting a small amount of pay plus an apartment.
