You could go after expired listings other agents could not sell. You could go after for sale by owners. try mailing a farm area, knock on doors in a neighborhood and ask if they want to sell, or any one they know. There are a million ways, just ask top agents, or your broker.

Now and then someone just calls the office and says "Hey, I want to list my house for sale. When can you come out and do it?" Not real common, but I had one of those just last week. Damned near fell off my chair !

some realtors actually do drive-by where they would bravely knock at doors of some potentially sell-able properties...or at least, write down addresses of the good ones.
