Suggest me real estate investment options in India with assured rental returns.?

I wish to purchase already rented out properties in India and expect 12% annual returns alongwith scope of appreciation in basic values.

Why in the world would THAT property be for sale?

You want to just take over a profitable property which is expected to get even better?

You should sleep at 2am - stop watching infomercials.
