where I live/own have been built on faulty foundation. One building has cracking walls to the point of water seeping into units. There are other structural problems with other buildings but that is the worst. They are going after the builder, within an allowed time limitation although any docs drawn up protect the builder. They were built in 2001 & are within a 6 yr. limitation. They have repeatedly asked the builder to fix the issues but they are refusing so it has gone into litigation.

Are there any established studies/guidelines that indicate that condos that allow dogs have a higher or lower resale value than condos that have a "no-dog" rule? Here is the situation: My condo association currently allows dogs and is considering adding a 'no-dog' rule. Most condo buildings in my town do not allow dogs - therefore, my condo is in the minority by allowing dogs. Also, I found a statistic (from the Humane Society) that 39% of households in the USA own dogs --- when you put the 2 stats together, and take into account the law of supply & demand, then my building (that allows dogs) is a rarity, and therefore could command a higher resale value to dog owners since they are the only dog-friendly condos available in my town and since approx 40% of the US population consists of dog owners... Does this logic make sense, and/or do you know of any related studies/data? (I need to prepare for a presentation for the condo board) THANK YOU!!!

If you default on a mortgage with PMI does the PMI cover the shortfall and if so is the homeowner reponsible for the deficit if the house goes to foreclosure?

I am planning to buy a house in upstate ny ( probably rochester) but confuse if i will go for a single family or miltifamily house. there is no big diffirence in the asking price. Are there a lot of renters in rochester ny???

My close cousin is getting evicted. She has always paid reant on time and such... she has a 7 days notice, landlord says there are too many issues with vandilisim and that they don't take care of the apartment... the truth is, that their water has been shut off for 3 days now (the water is included in rent payment) and it seems to be that people are trying to break into their apartment? Is there a website that shows publicly the rules and/or guidelines to being a tenant in an apartment, and do they vary where you live? She lives in Kaukauna, WI. Anything would help tremendously. Thank you.

I am an apartment renter in Rockaway, NJ. I just talked to my brother who asked whether I could dog-sit for him for about 5 days. I said I'd have to ask first, but I'm sure it wouldn't be a problem. I had already known my lease said "no pets allowed without prior written permission", but I was never worried about this, being that I knew tons of people in my complex had cats that sometimes wander the parking lot, and are always sitting on the window sills. So I called up the rental manager (who likes me to begin with, and I never cause any problems) and she tells me absolutely no dogs whatsoever. I'm only a little perturbed because the lease doesn't say "no dogs, but other animals may be okay", it says "no pets without prior written permission". The best part is, the dog has literally never barked, she's 14 years old, and she is friendly, slow, and little. They say they don't want others to be jealous and get a dog, but that's why they have the case-by-case written permission clause.

i think my landlord is pulling a fast one with taxes on a house. from the outside it looks like a normal house. he has it divided up into 3 apartments. he pays all the utilities. i live in greensburg pennsylvania. i was wondering how i would go about seeing how the house is listed for tax purposes? he is a slum lord & i would like to see if he is up to anything as far as the house. any help would be greatly appreciated.

My husband and I want to buy a house that we found. The seller took a job out of town and needs to sell ASAP. The house is a great deal. The problem is we still own the home that we live in. We bought it 4 years ago as a foreclosure and redid the entire house so it;s practially brand new. We have at least 25,000 in equity. I'm wondering about getting an interest only loan on the new house until we sell our current home. Is this possible? Any idea how much an interest only mortgage would be for 190,000 dollar house? My mother sold her house 2 years ago. The first time she tried to sell it 3 years proir she had it inspected and nothing was found, she was even offering a warranty at that time. She had major construction done, but it was all in the basement that she made into an extra luxury unit. The current owners have found water damage in one of the upstairs units and have had to do major repairs because of this. They want her to pay for all the repair costs and costs for energy since they found wires that were done wrong,which were not messed with while we were there, (the basement was only worked on). She is currently going to arbitration under their requests. She's been billed 490 dollars for this so far.
My question is, who should be responsible for all the damage costs? The current owners did not have it inspected before they moved in, and my mother had it inspected 3 years prior with everything fine.

I've been in my apartment for 1 1/2 years. I owe my landlord a lot of money. I was in and out of the hospital, I have a child that needs continious medical care which means less hours at my job. I don't get child support anymore, and my imcome is less than when I first moved in, so I'm having a hard time paying the rent. I got served court papers this week. I don't have a clue about what to do or what to bring to court, and I don't have and can't afford a lawyer. I'm willing to pay what I owe, and I'm willing to make a payment arrangement. I can afford the rent if I break the payment up ( half one payday, the other half the next payday) But how can I do that and still be able to continue to live in my apartment?

We plan on getting a conventional loan, but have come to a road block. The PMI, with our poor credit score, makes our monthly payments $200 more than we can afford. We paid off a debt, at the advice of our loan officer, but ran into a problem. (see my other question). Anyway, if we can't get our credit score up in the next week, we can either accept the payment that we can't afford or an interest only loan. I have heard a million times not to take an interest only loan, but can't find the reasons. We are first time home buyers, plan to live in this house for 5 years or so, and need simple and clear info about this. Thanks.

My mom who is in her 70's lives with me and my husband. I quit my job to care for my father as he was passing, and got into some finacial troubles. We were wondering about teh leagal aspect would be if we would sell the house to mom to get the lower intrest rate and pay of some bills. Mind you ours is shot due the the finacial troubles, so plain refinacining is out. We will be making all th epayments, but in th event of her death can she deed it back to us? I do have one brother, and dont want to risk losing it all. Any leagal advice would be greatly appreciated.

I want to make an offer on a home that isn't yet on the open market, but the owner is in financial difficulties. I have to wait for my loan application to be approved before I talk to him. Meanwhile the agent in the area that I have consulted tells me she managed to talk with him briefly, and learnt that he is in difficulty because he can't meet a balloon payment.
Not wanting to show my ignorance I said no more then looked up a definition.
Why would he have taken out this type of loan instead of a home equity one? Does he not have an option to negotiate to change the payment for another loan?

We move into our first purchased home this Saturday. We managed to get a better deal for a FAST ckosing date, which means we only have FIVE (yes, FIVE) days to pack our home, set up utilities, everything. (We move into it this Saturday).
So, I need some tips on how to make this go easier. My fiance is working a ton of overtime this week, which he booked in for months ago. So, he's pretty busy, and I will be doing pretty much everything myself (packing, phone calls, organizing the move).

To complicate things, we have a 5 yr old, 3 cats, a dog, AND I am 37 weeks pregnant.

If you have any hints or tips to help make this easier, let me know PLEEEASE! Kind of like a timeline of what I should be doing day by day would be handy. I am donating a TON of our unused items to cut down on moving un necessary items, so it should help a bit. Also, our new home is only 2 blocks from where we currently live.

Moving hints, tips, and new home decor tips would be handy!

I have been told, in the state of NJ, if a person is renting an apartment, they can stop paying rent, and if a child is living there, cannot be evicted. I find this hard to believe.

This is a hypothetical argument, not a real life situation.

My house has began the foreclosure process and will be final in aug. I can not afford to keep it. im not worried about my credit, but i am worried that the bank will try to recover the approx. 80k that will remain after it is sold at auction. I owe 260k and the same house down the street sold for 180k the foreclosure has been given to a local atty to act as trustee. I have only one loan on the house. please advise!!
