I am very disappointed with my mortgage company and since I work a part-time job, no one else will aid me in refinancing for a lower interest rate. My mortgage interest rate went up this year by 2% and as I know they will continue to increase every 3-6 months.
I went from 7.1% to 9.1%. I been at my part time job for a little over a year. I had plans to sell my home this year but early last year the day my sister passed, I was given a letter from my full time job that I am laid off and they were going to let me know 2 weeks from that date but since I had to take a leave, they gave it to me earlier. Have not worked a full time since. Can someone please provide some sound information for I am desperate and do not want to lose what has taken me ten years to keep.

Thanks

I was talking to the guy that lives above me the other day. He called that Landlord because we have a garbage problem here. some of the people don't put their garbage in the bins. Instead they thorw it in that general area. Every week on garbage day their is a huge mess. Well he said that they were going to start charging $20 if you don't put it in a bin or if you put it on your porch. I always set my garbage on the porch because their is so much crap by the bins i either have to climb over stuff the get to the bins or they are already full. Plus it is winter and cold, not like it smells. I don't have a problem walking it over to the bins, but can a landlord charge for that? It's not harming anyone. Also we have two bins per apartment, and they are small bins. I just don't think it is right.

I asked a similar question yesterday and received responses. I have been in a contract sale of property and found out that a quit claim was filed in Jan. 2006 without my knowledge. Now the seller is begging me to sign it back over to her. Since I am now the legal owner of the property am I still responsible for the terms of the contract? I agreed to pay the seller what I promised in the contract but she won't agree to it unless I sign the house over. She was after me to refinance the house to pay her off earlier. Unfortunately I am unable to do so because of bad credit. Another one of her terms is that my payments be raised higher or for me to find another residence. I know it would be unfair of me to just not pay but I don't know what to do. What puzzles me is if my final payoff isn't until 10 years then why did they file this quit claim giving up their rights last year. Is the contract still in effect now that I am the legal owner? Or is the house mine free and clear?

My husband's work moved us to AZ in November, and so we put our house up for sale. We will now be 3 months behind on our house payment at the end of this month. The mortgage company is unwilling to work with us at all on anything! They want over $2,000 by the end of the month to avoid foreclosure. We have already paid 40,000 (4 1/2 years paid on it) for this house and owe more now than when we financed it! We asked them if we could hold off on payments until the house sells, and the answer was no. We asked if they could take less than is owed for the house so that it would sell and they could have all the money (we owe 84,000 for a tax value 79,000 home), and the anwer was no. This company is VANDERBUILT MORTGAGE, and they are so AWFUL! They bought the mortgage from our company we financed with, and we are just stuck! Is there anything we can do legally to avoid foreclosure? I am just amazed how mortgage companies can abuse people so easily and get away with it

I am planning to buy condo and pay all the money upfront, this means I will not be taking out any mortgage. So lets say condo costs 300k what others fees should I expect to pay, for example tax, etc..? Please list the fees and how much they would be if condo costs 300k and I pay the whole sum upfront. Also please note this is a brand new development which was just build so I would be buying directly from developer. Its a 16 units condo building in Brooklyn, New York.

I Live in the North Hollywood Area (San Fernando Valley) in
Los Angeles....I remember when I could get a one bedroom apartment for as low as $450 per month, but those days seem to be long gone....Now in the same area I lived in 15 years ago I pay about $1,075.00 for a One Bedroom Apartment in the North Hollywood Arts District. I want to compare Los Angeles Rent Rates to different parts of the world...I just want to get an idea of what you pay, what CITY and State you live in, and tell me what the EMPLOYMENT prospects are for blue collar workers in your area PLEASE!

I need an impartial opinion about whether I need to purchase Owners Title Insurance since i am doing 100% financing.
My logic for not purchasing the title insurance is that since i'm financing 100%, i won't have equity, therefore, if something was wrong with the title i could literally walk away and not have anything to lose (i.e. equity).
What's your opinion?
