I have a new landlord, we are not sure if he owns the place we are renting....How can we find out if he is the real owner of the house? Is there a website or way to find out if he own the place using San Diego City Records? THANKS

go to the court house and look in the public records.

You can go to anywho.com and do a reverse look up on the address which might help. It only uses phone book references so it probably won't if the owner don't live at the address. You can also go to the assessors office. With the legal description of the property to get the name and address of who is paying the taxes on the property. That is public records.
Why would you care if your landlord owns the property? I manage many properties and the tenants don't know who is the owner of the property. That is the owners choice and they pay me to deal with tenants so they don't have to. Do you honestly think that a real estate company just rented you someone's else's property? Don't you think the owner would notice someone moved in their house?
If this is a concern before you rent a house than ask the tentative real estate company to show you either proof they own the house or have a property management agreement. Only a licensed real estate company can manage real estate for a fee. (Property management company's are now required to be licensed in real estate).
