Best place to start is with your natural market i.e. friends, family, church, other organizations that you are a member of...from there work for referrals from these people.

Join as many groups as you can and hand out business cards as if they are going out of style...good luck!

Get a real estate license. You will work with the same people but make much more money. Real Estate agents use Mortgage Originators to cull out the people who can't buy a house so they have more productive time. You have to be careful cold calling with the do not call laws.
There are many ways to find real estate clients.
Would love to help if you are interested.

You should be networking with alot of agents who can refer you to their clients. Also, holding homebuying seminars can help.
