I live in New York and rent an apartment here. Does anyone know if it's legal for my landlord to enter my apartment whenever he pleases without notifying me first? What are the rules around this?

I am a first time homebuyer who is having a house built. My contractor originally gave me a completion date of December 2006 but now has given me a revised date of March 23rd 2007. The exterior of the house seems to be completed and it looks like all that needs to be done is the interior. I have not locked in an interest rate as yet; my question is should I do so. I spoke to my broker yesterday and he said that my inerest rate if I lock it in know would be 6 ½ on a FHA loan, but if the house is not completed by March 23rd I would have to pay fees such as a quarter of a percentage point until the house is completed. Any advice would be greatly appreciated

The house is in Georgetown, Indiana listed by a realtor. I'm not going through the listing agent though. I've got a buyers agent I've been working with. It's a new construction listed for $169,000.00. I want to offer $152,100.00 (10% less than the asking price). Is that too low to go? What is the usual range when offering less on a home?

Hi,

I am currently taking a real estate agent course in NY. What should I specialize in as a new agent? Selling homes? Selling condos? or Rentals? I know that most real estate agents sell homes because of the amount of money that they will receive if they sell a home. However, wouldn't I be competing with a lot more experienced agents if I choose to sell homes?

Thanks!!

Let's say I'm selling someone a refinance loan for their home. I get them 6.5% 30-year fixed rate mortgage, but the APR on the GFE says 6.875%. Why is this? Should people base the ACTUAL rate they are getting on the APR or the rate they see on the 1003?

I'm going to a morgage company that was highly praised this week to get preapproved for a loan, however I'm so scared about the whole process. We won't be able to put a down payment towards it so that worries me too.

I am fed up with my roommate, b/c he lives her w/ me and his girlfriend (his girlfriend is here more then I am) she eats our food and uses our utilities and doesn't pay a dime. She has been here for the past 7 straight nights and i assume a while beyond that but i was out of town so i dont know any more than that. Now my question is, I am going to move out at the end of the month and just stop paying. Thus forcing him to move out as well and us being evicted or him having to find another roommate. Now if he is forced to move out and we are indeed evicted what will happen? I noticed the people below us had been evicted and there was a paper on their front door w/ a court date. Any ideas on what will happen. Will it just have a negitive effect on me trying to rent another apt later on in life or actual legal penelties? Thanks.
