Prefer SE US; I'm trying to find somewhere with established rental management companies and fairly low maintenance properties. So far I've found one or two places where rental income, net of mgt. fees, is about 7 - 8% of purchase price. Can I do better?

in june i subleased a room i a town home from a girl. ther are two other girls who live here. in the beginning of august, i was supposed to sign a new contract for a years lease, but i never did sign or send it back to the land lord. she has never contacted me for it. right now i want to move out because i am miserable here and since i do not have a written aggreement to live here, can i just call her and say that i am leaving. i mean it is her carelessness of not having me sign the contract. i did pay the rent the entire time i have been here, but i want to be out by feb.1. i did also pay her a deposit, nad i dont know if that binds me either. if you are into law and have any clue how to help or if i can just leave let me know.

I'm 26 and i recently got a job paying 45k in the N.Virgina area.
I want to look to buy instead of renting for over 900 a month. Is there anyway for me to purchase a townhome or a condo, and perhaps rent out part of it to help pay for it?

I'm having my dad get a loan on a house I want. I will be living in the property and making all mortgage payments (My name will NOT be on the deed - as of right now there's no chance for my name to be on the deed). I can have this property paid off pretty soon, once its' paid I want the house put in my name. Even though I'm the one that paid for the house, if it's put in my name.. will we have to pay a gift tax or capital gains tax on the transfer?

I am a landlord who is owed money. The court process is long and the attorney fees are high but I think I would probably win more than if I settled. But that is not a sure thing either. Is it better to cut your loss and get out or fight it?thanks

if you buy a house in this counrty (England) ypur only basically renting it for 100 years? i mean in other countries if you buy a house its yours forever. So all that hard work you put in and debt you get into, its all for nothing.

Some good books on Real Estate?

I'll be working as a Real Estate Associate and I dont have any real estate experience. I have to start in 6 months and the company will train me. But I wanna be prepared a head of time for everything so I have started my search on real estate.

I was wondering if you could recommend a good book on Real Estate for someone who has no real estate knowledge or experience....

My husband and I just got married - 8 months ago....we lived together 6 years before getting married. We purchased a few homes in his name...the existing mortgages are in his name. His credit is in the toilet now due to irresponsible/lazy choices he made right before we got married- like not paying bills on time. We now need to refi - and it was suggested to do it in my name. Would I have entitlement to the house if something was to go wrong- or would I just be stuck with a bunch of payments on a house which is not mine? If I am stuck with payments - how do I get myself on the title as well? thanks :)

I'm interested in gaining information about buying a parcel of Land in New York City. Either to hold and resell, or possibly to develop. Nothing too drastic to begin with, the largest maybe 50' by 50'

I’m a Mortgage Loan Officer and my was given a New Purchase home loan referral by my cousin because his bank could not fund the loan. I was able to fund the loan and close the deal total commission off the deal was $7,320.00 and my cut was 75%, so I made $5,490 off the deal....I want to give him part of my commission because he referred the loan to me but don’t know how much I should offer him? Should it be a percentage of the commission? Or just a "Flat rate"? We have a very good relationship and I want to be fair with him and he said he would send me other loans his company is not able to fund, because I have more resources? I just want to be fair to him and not be greedy?
