Unfortunately there is no chance of finding a nice 2-bedroom flat in a decent area for £400. Any 2-bed in a good area is going to coat at least £600 per month. If you can't go over £400 then you'll have to widen your search to the council estates and/or outwith Edinburgh - ie, East & West lothian. Try the ESPC paper or website, also contact letting agents direct (just have a look in the yellow pages for a list of them).

Don't think you'll get anything nice for that - not anywhere near the city centre anyway.
My son pays £500 for a one bedroom flat in the Grassmarket, which though central is not at all posh.

Look in local papers think you will find rental prices have shot up.
I got a shock just down the road from me a 3 bed property they want £595 per month mind its new.

possibly a daft question, did you google around as well? might be worth also going on Yell.com and phoning letting agencies in the area. some only post a selection online.
