I recently leased a house (I do not live in the same city) to a family on 6-month lease term. They just moved in. But they are not paying even the 1st month rent and I found they are telling many lies for many information they provide. I greatly appreciate your opinion on how to handle this situation.

ok so I found a ton of Pre-foreclosures in my area, and need to know what is my next step to buy one. Should I contact the lender or bank, and ask if I can pay the homeowners Default amount and take over payments? Is it really that easy!

need to adress a letter to an apartment manager inorder to help a friend qualify for an apartment tht requires 3x the rent. friend only reicives SSI and needs a document stating that I will help pay the bills. how should i write this leter?

I want to buy a building. (You usually find buildings like these in cities). The top floor or two floors is the residence/apartment and the bottom floor is a store). What is this called? Does anyone know of the tax implicatons of such structure? Would I go to a real estate agent who specializes in commercial realestate?

My husband and I are planning on buying a house next year. Before that we are planning on moving in to a less expensive apartment for a few months to save some money.
My question is given this extra money which is the better investment? Should I pay off debts in order to improve our credit score? Or save it to have a higher down payment for the house?

I am fed up with the way my landlord talks to me. I am moving. The rent here is cheep. I have a one bedroom for $750/mo- which is cheep in New York. I think she has a screw loose and I dont feel comfortable. Its just that I just moved here 7 months ago. I just dont want to move again. Its so much work. The landlord before this I moved before that because they came into my apartment w/o my permission. Its just so much moving but its hard to find a decent landlord that respects me. Should I move?

Ok so here is the deal, i moved into my apt. at the beginning of aug. I had told my roommate that he had to quit smoking weed or else i wouldn't move in with him. So he started smoking it again sometime after we moved in. I can't live in this type of enviroment. I am planning to move out this coming weekend, but our lease isn't up until aug 2007. I am not telling him before i move out, i am waiting for him to be at work because he is a violent person and would take it out on me. I am planning to go talk to the apt. managers tomorrow and see what i can do to get out of the lease early, is there anything i can say or do to maybe help alone this process when i go to talk to them. This is a serious situation and i need out at the least possible cost to me. Please help!

I just sold house, on credit report states its 0 balance on 2nd loan 1st is great standings. Do I have to pay off second loan If it shows 0 balance and was included in BK?

We have decided we do not want to sell. The property has been on the market for 4 months and we have a six month contract. We had one offer, which fell out of contract because the buyer could not perform. We have since decided we would like to not sell. Would it be better to let the listing run its course or to talk to the broker.

I'm in escrow on a stated income product. I have given my monthly income, and documented my self employment with an "accountants letter" for 2-years per the Loan Officer's request. Now I'm getting ready to sign Loan Docs in the escrow office. The escrow officer at my request described the forms we would be asked to sign, one of which is an "IRS FORM" that gives the Lender permission to check my income per tax returns for prior years. Due to all my deductions the income will not appear identical. Can they deny funding my loan based on what the IRS gives them? I thought this was supposed to be a "no doc" loan, but now I'm surprised w/this form and escrow is due to close any day now. Will this be a problem for me?

im sorry but i have these horrible tenants. they have moved out of the property, leaving behind unnecessary rubbish only, but still hold the keys. they have refused to pay the rent for a month (rent is paid monthly) and demand one month's refund for 'dirty' kitchen and bathroom that is perfectly clean and refurbished as well, 'unuseable' washing machine that works and washes fine and 'high fire safety hazard' which has long been solved now.
can someone please advice me as to how to evict these tenants - is there some way i can take out their luggage and change the room lock with a court order? please i desperately need help, im losing out on mortgage payment, or could someone recommend a website with law help, e.g how to get a court order, how to evict tenants.
