My grandmother has 8 acres of raw land (1.5 acres on frontage on one of the main streets in our city) that is paid for 100%. Her house is now on the land, but the zoning is going from residential to commercial, with strip malls, gas stations, apartment complexes and more. There are three lone holdout houses right next to one another. We have tried to sell the property a few times but the price is always too low because either the neighbor won't sell, or someother mishap.
Since we carry no loan on the property, how can we develop it commercially and be able to get financing from a bank for doing so? Instead of selling it, we want to develop it into some sort of storefront, strip mall, or something. How can we secure the funding for this? I just heard in the same neighborhood that Starbucks pays $95,000 (and a profit %) per year for 20 years to the site owner - how can we score that?

My dream is to become a realestate investor by means of Fixing out dated homes and selling them. I plan to take real estate classes and also get a small buisness degree. Is there anyone out there with wise advice for a girl who wants to make her dream come true? About 6 months ago, I had a roommate move in, and they were added to the lease. Problem is that this roommate turns out to never pay the rent or agreed utilities on time. There is not written agreement.

What recourse do i have, if the person refuses to pay on time? or am i stuck until the end of lease covering the roommate to avoid impact to my credit and rating with the landlord?

My boyfriend is buying a home with a friend. He was just told yesterday that it is good to have a contract between him and his friend in case anything happens. Now I'm not sure which contract this is, but he asked me to look up "Joint Tenancy" but every time I do it's about renters. He is actually going to be on the Deed, and he needs to write up a contract but doesn't have a clue where to start. I need a sample contract or something to go by that I can add on to, of course any advice is greatly appreciated but I need something like a template to start with so I can include the names, etc. PLEASE HELP!!!! The house closes on the 10th and he wants to include it in the contract. YOUR HELP IS ALWAYS APPRECIATED.

On10-30 I rented a I bedroom apartment to someone. They wrote me a ckeck for nov. rent and 1 month security. post dated the check for move in day 11-3. The nite before move in day he calls and cancells. meanwhile I paid for another rental add in the paper and have turned away 10 people that wanted to see it after renting it to him on 10-30. Can I keep the nov. rent. Can I charge him advertising fee from security. There was no lease yet, to be done on move in day. there were no keys exchanged. i want to get rid of HOA, they do nothing but get on my nerves. they told me i can't have stones on the ground leading to the backyard. and i got written up for having my garbage can out the evening of garbage day. they are just ridiculous, and a lot of my neighbors feel the same way. what can we do?

Hi All,

Mid Oct my landlord notified us that he had sold the house, 6 months into a 1 year lease. A week later he showed up with the realtor and the new owner. We did not sign a new lease as we did not know if we wew going to stay or not, we ended up not staying with the new owner. At that time we did do a check swap for the deposit. Old LL gave us deposit amount and then we gave new landlord a new check for the deposit. Not sure why they wanted us to do it this way.

I am trying to get my deposit from the new LL but he's been procrastinating for some reason or another.

What are my rights in recuperating the full deposit back? We left the home in pretty much flawless condition. I have heard from some people that when the new LL buys the house, they buy as is. Note: we did not sign a new lease with the new LL.
