without advising the lessee? Please note I only want to sell part of the freehold property, I would still be the landlord of the lessee. However, the way the property is constructed would mean that my freehold title would now be "flying". Please help!

I paid £37,500 for my property 13 years ago but had a bankruptcy of £11,00 due to failed buisness put on 8 years ago and the current value is £120.000 so wanted to change mortage suppliers to get some better deals

I am having a hard time with the Word problems in the finance part of the class for Real Estate. Can anyone offer some help on how to understand what I am reading? If I cannot figure this out I will fail my class. I don't want that to happen, I have worked so hard for this. If any one can help that would be wonderful. My home has been on the market in Northern California for almost 3 months without an offer. I've reduced the price twice, and now it's about 10% below the initial asking price, and about 15% below the peak market value a year ago. It seems that all that my agent does is hold an open house every weekend. I'm concerned that open houses do not always attract genuine prospects, and may be he should be doing more to market the house in this slow market. What should I tell him to do, or shoud I fire him and get another agent?

I am purchasing a home from a family member at what he owes on the home, there will be over $100,000 in equity. The lender, now at the end of the loan application process, a day before our closing, now is requiring the owner (my family member) to state that he is giving the buyer (me) $104,000 as a gift of equity. The owner says he doesn't have to do anything, he can sell the house for what ever he wants to. The lender says they will charge us an extremely high interest rate if the owner will not sign this gift of equity sales contract. I am so frustrated!!!! This loan application was approved on October 19th, can they change all this at the last minute?

I applied for a loan that I was told was locked in at 6.95% and now the day before we were supposed to close, the lender is changing the rate to 7.88%.

My mother has a condo (with a lease) that a woman was supposed to buy. Instead, she ducked out without my mother's knowledge; to purchase a house. She broke the lease and I hired a lawyer and got jugement against her for over $6000.00 plus court and attourney fees. She asked the court to let her pay 25.00 a month and in the meantime went out and bought a new vehicle with a monthly payment of over $450.00. It will take over 22 years to pay my mom the money that she agrees she owes her. Is there a way that I can get my money in a lump sum ? Is there a legitemat way to get my money now, even if I have to take less or a % fee company that can get my money now? I' writing this for my mother who is 81 years old . She needs this money now in order to supplement her income and to fix the condo so that she can sell it ?

I just got married and I am 25 years old and $25,000 in credit card debt with $25,000 in student loans. My husband is 23 years old and declared bankruptcy 2 years ago. He has no debt but will also have $25,000 in loans when he graduates in May. I have consolidated all of my debt and I am currently paying $490/month to the consolidation company. I should be debt free within 4 years. I am also paying $105 to my student loan. I have a really well paying job as does my husband, however, we want to buy a home soon and I am worried that I won't be approved for a mortgage. I am currently paying $650/month in rent and would rather be paying a mortgage. We can probably afford $700-$800/month. I have looked into Ameridream where they provide you with a down payment. Should I be as worried as I am that we won't get a home in the near future? What can I do to get a home?

I am closing on a house that is occupied by tenants on a month to month agreement with their current landlord. When we close I plan to give them 30 days to move. But can this notice to vacate be expedited since the tenants are selling drugs. They have not been busted but I live only a few blocks away and know that they are selling. What can I do to get them out sooner after I close. By the way, the current landlord was not ask to give notice in the purchase agreement, and therefore, did not. What legal rights do I have? I live in Illinois.

I live in Chicago and I have a problem. My landlord said that heat would be provided in my apartment(it is in my lease). Now that the weather has changed, my radiators hiss, but no heat comes out. I have called the maintainence people to fix it, but there are not in a big rush. What do I have to do to get heat in my apartment or get out of my lease. Who do I contact?

Can anyone give me some advice?? I recently tried to purchase a home, and was denied because of inadequate credit history and income. I own my own business and have not shown a large profit because of write offs. I am now renting a home with a contract that I must purchase the home in one year. My income is about 25,000 and my credit score is around 645. I do not have any negative credit, but the only credit that I do have is small, new accounts. (all of which are in good standing). Can anyone offer advice on the steps that I can take to ensure a loan? Thanks!!!
