Renting & Real Estate - November 2006

I have been working with my old landlord for a long time to get my security deposits back. First they told me they didn't have my address (which I know was a lie I gave it to them in the same place they wanted me to return my keys) and then they said it got lost in the mail probably, and then they said they wanted proof of my cat deposit. So finally I gave them proof of my cat deposit with a scanned photocopy of my receipt of the check. About 2 weeks after that I get $295 out of my $550 of my deposits. So I get a $295 check finally after 6 months of hassling with them. I live in Minnesota, btw.
Now I call them and tell them they were charging me for ridiculous things like cleaning windows and repainting walls, (which I marked unsatisfactory on the sign in because they were dirty with probably smoke build up) Then about 2 weeks ago they said they'd pay be back for the wall painting. I still never received that. What actions should I be taking? Is what they doing, legal

Intro: Im the Grantor and my mother is the Grantee.

TO HAVE AND TO HOLD all of the above described property together with all the rights, privileges, appurtenances, and improvements thereunto belonging unto the GRANTEE, during her lifetime with a remainder to the Grantor.

Notice: The word "together" in (TO HAVE AND TO HOLD all of the above described property [[[[ together ]]]]] with all the rights, privileges, appurtenances, and improvements thereunto belonging unto the GRANTEE, during her lifetime with a remainder to the Grantor.

*** Does this mean that even though I have given my mother life estate that I share the same rights she does in regard to the property???

I have a friend that is moving in with me and I have no clue what to set the rent as for her to pay me.

As this is her decision and is completly ok with every situation.

I live in a two bedroom house with me and my daughter. So when she moves in, she will either be sleeping on my couch or sharing my bed with me.

Considering that she will not have her own room is something I've come to be a problem with what I should charge her.

I can't let her stay for free considering certain bills will raise, but like I said the situation with not having a bedroom is ok with her.

Now my daughter is only 6 years old so that in consideration, should everything be split 1/3 to her or what..

Please help, I have no clue..

Are they responsible for the good faith estimate and truth in housing documents? If so, when are they to be provided? What other documents should they be providing?

Our broker asked us to prepay the appraisal. My experience has been it normally is paid when the loan closes? Is it typical to pay for it upfront?

Also, I have heard that a broker cannot legally provide a pre-approval letter that it must come directly from the lender. Is this correct?

I have lived in the same house since I was 9 months old. 4 bedrooms, 3 bathrooms, formal dining room, in door laundry room, large yards. I just inherited a 2 bedroom, 2 bathroom condo. The kitchen is 1/2 size, no dining room, laundry is in the garage. House is too big for 1 person, great for my 2 dogs. The condo has no lawn they can be on with a leash, but the size is good. (Condo's morage is $300.00 more the the house - I can rent the house for more then I can rent condo.)

I'm about to place a bid for the 1st time on behalf of a client. My managing broker hasn't had experience with any HUD deals although our company is registered with HUD. I could use some more attentive detailed help I can't find. I've been showing HUD homes to a family. They've found one they'd like to bid on. I'd like this to go well for them - this is definetly a challenge for me as this will also be my 1st sale if our bid is accepted.
My questions are:
Do you get the inspection before you place the bid? Or do you set up the inspection just as soon as possible? We have viewed the home. It needs work of course.

Are all the general steps the same - do I need to order the legal from a closing company NOW... do yo know how that works?

If the deals are done electronically, how does that work as far as having the forms filled out in front of you?

Here's a broad, general question: beside being sure to write in my commission, what do I need to remember & be sure of?

THANKS!!

The loan is in his name with me as co-borrower. Due to his illness we filed for bkruptcy three years ago before he died. The loan has been 'sold' or transferred twice since then. I am receiving a VA pension from his wartime service that barely covers the bills. I have cleared up most of my financial problems from his long-term illness and am rebuilding my credit with small available balance credit cards. Can they take my house away even if I am up to date and current on my first mortgage plus taxes and insurance? Damnit. Last hurdle...

I have a negative am loan which i was tricked into getting by my broker but thats another story, anyways my wife loves this home and i do not want to sell it but im afraid i wont be able to afford it if i were to refinance at the current rate, i have 2 more years before i can refinance without a penalty and i currently have about 90k in equity. What can i or should i do?? whats a great loan thats out there that can help me out until i can better stabilize myself economically, my wife is going to school and works part time so i cannot afford a higher payment now, she should finish school in about 1 1/2 years and might be better off financially then. What is a good loan that can help me out and have a low payment and not negatively amortisize??
