I am getting the quite grand deed notorized. I know that i can get it notorized and recorded on the same day, but what if i get it notorized and dont record it, will the notorization expire. Therefore, in what length of time will i need to record it before the notorization does not work?

Notorization does not expire. All a notary does is verify that you are indeed the person who is signing the deed-- they verifiy your identity.

If you dont get it recorded, it its not fully executed and the ownerhsip DOES NOT TRANSFER. It must be recorded with your county to be valid.

BTW, its a "Quit Claim Deed" Not quit grant deed.

It doesn't expire, but don't delay on recording.

If you put off recording for a week, and the owner decides to sell it to someone else who records before you do, then it becomes a question of whose deed is effective.

Some states go by the first one executed, some go by the first one recorded.

BTW, some states require more than just a notarization of the seller's signature. some states require two witnesses of the signature.

Don't delay. Record immediately.

The notarization on your quit claim deed will not expire. GET IT FILED FAST. However, for the purpose of who owns the property, the order of filing is what is important, not the date of the deed. GET IT FILED FAST. So, if you "sit" on your deed for a while, and later on, by will or court order or sale or whatever, someone else gets a deed too, and files it first, the house is theirs. GET IT FILED FAST.

Did I mention you should file the deed fast?
