I want to get my earnest money back, and I want ALL OF IT !! I made an offer on a house with the intentions of living in it not rehabbing it. The offer was accepted, and we had the home inspected. There are a lot of things wrong with the house. It costs more money to repair these things than I can afford, and besides I'd rather buy something worth the money I would have to spend, rrather than put money into the house for major things. The house needs new windows, tuckpointing all around and a new roof. Here is a letter I wrote to the seller, tell me what u think. HELP !!!!

All these problems need to be remedied before this transaction can go any further. If the issues are not addressed we will continue on our search for a home.

FURNACE

The furnace/central air needs to be properly and completely installed and functioning. The furnace needs a shut off valve, and a plastic exhaust pipe. Debris in the "clean out" area at the base of the chimney should be removed as part of system service.

PLUMBING

The old steel piping is subject to corrosion on the interior of the pipe. As corrosion builds up, the inside diameter of the pipe becomes constricted, resulting in a loss of water pressure. This piping is typically replaced when the loss of pressure can no longer be tolerated.

ELECTRICAL

Extension cords should not be used as permanent wiring. This wiring should be removed through out the house. Poor connections between newer wiring and the old-knob-and-tube wiring were observed. All connections of this type should be performed within junction boxes, fitted with cover plates.

The installation of a ground fault circuit interrupter (GFCI) is required in the kitchen and bathroom. GFCI offers increased protection from shock or electrocution.

STRUCTURE

Evidence of termite damage was observed and there is risk of additional hidden damage since termites can do a substantial amount of damage. If the property hasn't already been treated, a licensed pest control specialist should be engaged to eliminate further termite activity within the home. All damaged wood should be repaired or replaced.

ROOFING

The downspout should discharge water at least 5 feet from the house. Storm water should be encouraged to flow away from the building at the point of discharged. Install downspout at left rear section of house.

Stairs leading to basement need hand rails. Drop ceiling in same area needs to be repaired.

The fireplace needs a damper.

All appliances must stay.

About two years ago my dad signed the house we've lived in sence 1986. We signed a bunch of papers and I bought it for $10.

So in the deed/contract it says that I purchased the house from (my dad's name) for the sum of $10.

But at the bottom where I signed it it says (my Dad's name) in LE of Martha M.

Can anyone tell me what In LE means?

When my dad owned the house because of his age and disability he didn't have to pay land taxes. And it sadi that since he still lives there we don't have to pay land taxes.

I was wondering Do I actually own the house or not?

Now the Sellers tell me they just found out it is a trailor, NOT a modular. Shouldn't it cost less then? What can I do if they accept the offer? Can I reduce my offer with this new info?

I live on the end of a row of apartments. There is enough room in front of each apt. to park 2 cars. Even though I only have 1 vehicle, the end apt. is by the dumpster and there is not alot of room to turn around in. Other tennants use 2 spaces so I believe I have the right to both spaces in front of my apt. There is nothing in the lease about this. The landlord has been told twice about this but they still do it. What can I do?

Is a long term unemployment a valid reason; Is a 2 month notice sufficient? Is relocation to another state valid? What are the alternatives?

We bought a house a year ago this month..now we need to relocate as well as downsize due to changes in job location (same company just differant site) and some credit issues that caused us to get behind in our current mortage.
We are looking to get out of this house and into a cheaper one so that we can one relocate and two clean up our credit issues.

We paid off some land from my step daughter and son in law, and they told us it was ours. Now, my son in law and her are divorced and he is gone and we don't know where he is at all. How can we get the title of the land over into our names. We have paid the taxes on it for the past 6-8 years.

My clients offer is well below the listing price. My research and CMA shows the property is over priced to begin with. As for being the agent procuring the buyer..I should be receiving $10,000 at closing. BUT (oh the 'buts') 7 hours prior to faxing the offer the $10,000 bonus changed to $5,000. Now, One day prior of faxing the offer I did call the seller's agent to let her know I was faxing an offer. Did this knowledge of my preemptive offer plant a seed of deception in seller's agent/the seller?: "Well, if the contract for sale is coming in tomorrow and we sure are desperate to sell.... we have time to change the bonus to $5grand..." and they did!!! I can't believe it, its so..... beguiling.

What do you think?
What are my legal options regarding the $10,000?
What should be said to the seller's agent?

WTF?!

Why do so many people beleive they are home owners when they have a mortgage? as they do not own the house until the mortgage is paid off as it remains in the charge of the lender who can take it back if the mortgagee defaults so they dont really own it do they.?

Whenever I (could be anybody, also), rent an apartment or house, the landlord charges you damage deposit, (sometimes the deposit is the same amount as the rent), let's say $500.00. I've lived in the premise for, say 10-15 years. Through the years the usual damage of everyday living, needs new paint, taps, ect. has happened. The landlord all through these years does minimum repairs, with some years where nothing has been repaired and the maitenance has gone to " pot ", so to speak. The time comes when I move out, and the deposit is not returned because of the damage ( repairs that weren't done). My question, how can landlords get away with this? Also, how much deposit are landlords required to ask for? Has anybody else gone through a situation as such? Also, rentalsman is no help as, it boils down to, the landlord's word against mine, a prominent man of the community. I need some reasonable explanations.
